Description

Purchased in November last year, we renovated 13 guest rooms. We reopened in March this year, and sales have been increasing in March, April, and May. We are looking to expand to a second and third operation, so we are recruiting as a change of owner with a yield of 10.7% or more. The atmosphere is more like 'a cottage by the sea' rather than the image of a typical love hotel. It is currently operating as a leisure-type hotel (under the Inn Business Act) that is used by general customers, families, surfers, couples, and business travelers.

We are considering two types of sale methods. The first is a sale (hotel operation under the new owner). The second is a sale followed by leasing (we will continue to operate with a fixed rent income (approximately 12% annual yield, minimum rental guarantee for 8 years). You can choose between options 1 and 2.

This hotel requires an operating permit under the Inn Business Act. (It is necessary to purchase not only the building and land but also the operating company as is.) 昨年11月に購入し、客室13部屋をリフォームしました。今年3月にリニューアルオープンし、3月、4月、5月と売上は向上しています。2件目、3件目の運営に増やしていきたいので、利回り10.7%~でチェンジオーナーとして募集します。コテコテのラブホテルというイメージより「海沿いのコテージというような感じ」の雰囲気です。一般のお客様やご家族、サーファー、カップル、ビジネスの方にもご利用頂いているレジャータイプのホテル(旅館業法)として営業中です。

売却方法は2タイプを考えております。1つ目は、売却(新オーナーさんのもとでホテル運営)です。2つ目は、売却から賃貸(当方で引き続き運営・定額家賃収入(利回り年約12%。最低賃貸保証8年間)です。左記1、2を選択して頂けます。
