


This is a ryokan currently operating in a prime location facing the road that circles the shore of Lake Shirakaba, a popular tourist destination. It was built about 45 years ago. In 1985, the fourth floor was renovated into Western-style rooms. The COVID-19 pandemic is over, and the number of guests has recovered to the same level as before or even higher. I am basically running the business alone, so I felt the limitations of maintenance and sales, so I would like to sell it to anyone who is interested. Since it is old, there are some areas that I would like to repair, but I am managing to do it as it is. If you are interested, please come and see the site. The first floor is a store space. The second floor is a hall and dining room space, the third floor is a space for 10 Japanese-style rooms, and the fourth floor is a space for 12 Western-style rooms. I think that monthly expenses such as electricity, water, fixed a人気の観光地白樺湖の湖畔を周回する道路に面した一等地で現在営業中の旅館です。築45年ほど経っています。昭和60年に4階を洋室に改装しました。コロナ禍も終わり宿泊者数もコロナ前ぐらいかそれ以上に回復してきています。基本一人で営業していますので維持管理や売り上げの限界を感じていましたので、ご興味がある方がいましたらお譲りしたいと思っています。築年数がたっていますので修繕したい箇所も多少ありますが、現状のままでなんとかやっています。ご興味があれば現地を見ていただければと思います。1階は店舗用のスペースになっています。2階は広間及び食堂のスペース、3階は和室10部屋、4階は洋室12部屋のスペースとなっています。現在は素泊まりのみの営業ですが食事の提供ができれば現在よりは売上アップが期待できます。1階の店舗スペースではお土産店や食堂などとして利用できます。宿泊と物販で売り上げを上げることも期待できます。電気料、水道料、固定資産、リネン代、燃料費などの月の経費は30万円代ぐらいで行けると思います。(個人差はあります)順調にいけば数年で投資額の回収も可能かと思われます。スキースノボ、ハイキング、登山、ドライブ、バイク、遊園地など一年通じて営業可能です。現在は素泊まりのみですが、食事の提供で売り上げアップの可能性あります。1階店舗を土産屋、食堂、貸店舗などでも売上アップの可能性があります。建て替えやリノベーションすれ゛インバウンド客も見込めます。4階洋室ユニットバス内の換気扇の不具合が数か所かあります。屋根に設置の水冷式冷房用のチラーが壊れています。空冷式に変更か部屋にエアコンで対応可能です。冬の暖房用の温水パイプが壊れています(修理で対応可能)。各部屋に個別でストーブ設置済みです。4日ほど大雨が続くと洋室の一部屋窓側に雨漏り箇所があります(事前にバケツなどで対応可能)。循環濾過機交換時期です。大雨が続くと1階売店に水が出ることがあります(2~3日で引けます)。浴室の外壁寒暖差のため壊れている部分があります。屋根の点検が必要です。売店の外屋根腐食のため一部が剥がれています(カバーで対応可能)。2階男子浴室の下の部屋で多少の水漏れがあります。
