Description

This is unused agricultural land (farmland) inherited by succession. It requires weed cutting and regular maintenance, so the owner wishes to dispose of it. Part of the site was previously used as parking for dump trucks. The lot faces a road near an intersection with a Seven‑Eleven directly in front, so although it is in a rural area it fronts a local road with a certain amount of daily traffic. There was interest from a buyer for use as a solar power site, but the site area is slightly insufficient and would not provide the required generation capacity (not enough panels). It was said that power company connection and farmland conversion (change of land use) would be possible. According to a past inquiry, the land is classified as "hakuchi" (type‑3) agricultural land and is within a designated zoning area, but it is not within a city‑planning (urbanized) area and lies in a non‑delineated area (the owner does not fully understand the technical meaning).

過去には敷地の一部がダンプカーの駐車場にもなっていたそうです。目の前にセブンイレブンがある交差点近くの土地のため、田舎ではありますが、一定の通行量がある生活道に面しています。太陽光活用敷地として購入の要望がありましたが、敷地面積が少し足りず、必要発電量不足(パネル枚数不足)になるとのことでした。電力会社の引き込みと農地転用は可能とのお話でした。過去に調べた方のお話では、白地3種農地、用途地域に指定されている区域だが、市街化区域でなく非線引き区域と聞いております(意味は正確には理解しておりません)。

現在の状態のまま、公簿情報だけでの売り渡しとしたいと考えております。手続きは買主様に実施していただきたいです。地目が畑の農地ですので、利用する用途によっては所定の手続きが必要かと思います。そのため、解除条件のように許可を条件とする契約も可能かと考えております。地積は812㎡です。

前にコンビニエンスストアがある前面道路に面する土地で、交差点も至近です。小売り、飲食店、事務所などにも向いている立地だと思います。道路からの進入路として切下げもございます。ただし農地のため、利用には許可が必要です。なお、敷地間口の半分ぐらいが直接前面道路に接道しておりません。敷地奥側に向かって傾斜もあります。
