With some creativity, the parking can accommodate three cars. This is a realistically livable home with a sunroom and more. Due to our relationship, we were able to cover a property in Kannami Town, stepping out of Izu City. This area is right next to Izu City, and even adjacent to Izu no Kuni City, but the sense and value in real estate are completely different, which is surprising. ~It can be used as is...~ If this were a property in Izu City, I believe it would be assessed and sold as a used house. It seems that there is a trend in Kannami Town to demolish old houses and build new ones. About 200 meters from here, there are around ten subdivided lots, and 100 meters ahead, three new houses are currently under construction. This property is also fully usable as it is, but the price is set based on the land value with the assumption of demolition. ~Land is precious in Kannami Town~ Because this area has many fields and rice paddies, - It seems like houses could be built anywhere, right? - It seems like it could be turned into residential land, right? Actually, this is not allowed. Most of the land is classified as an area for urbanization control, where building houses is not perm駐車場工夫すれば3台行けます。 サンルームなど現実的に暮らしやすい家です。
お付き合いの関係で伊豆市を飛び出し函南町の物件を取材させていただきました。
伊豆市の隣・・・伊豆の国市のさらにお隣の地域なのですが、不動産に於ける感覚/価値観が全く異なっており驚きです。
~このまま使えますが・・・~
これが伊豆市にある物件であれば中古の住宅としての査定額/販売になると思います。
函南町は古家を解体して新築を建てる風潮があるようですね。
ここから200mほどのところにも10軒程の分譲地があり、100m先には新たに3軒の新築を建設中でした。
この物件も今のままでも十分に利用は可能ですが、解体を前提とした更地価格で値段設定をしています。
~函南町は宅地が貴重~
畑や田んぼが多い地域のため、
・どこにでも家が建ちそうですよね?
・宅地にできそうですよね?
実はこれダメなんです。
市街化調整区域という地域に区分されており、家を建てることのできない土地がほとんどなんです。
そのため既存住宅を解体して新築を建てる風潮がある地域なんですね。
