I inherited my grandparents' land two years ago, but since I live far away it is impossible for me to use it, so I would like to transfer it to someone else. Currently the property consists of eight separate forest parcels (non-contiguous), all sloped cedar forest, and it is not maintained. Snow falls in winter but is not usually heavy; however, an unusually heavy snowfall struck even the plains at the end of last year and many thin cedar trees were broken. If not for that, it is truly a lush, beautiful mountain village.

There are no fixed property taxes. I cannot accompany viewings, so please check the photos and visit the site on your own. Please purchase all parcels together; sale will be based on the official cadastral map.

Three of the parcels (approximately 5,400 m²) lie on the foothills of the ruins of Zengen Castle, which was the winter castle of the Echigo Mōri family (ancestors include Ōe no Hiromoto) during the Sengoku period. The surrounding area is close to the Hakkoku Castle ruins and Zengen's Fudō Waterfall. A public road runs right in front of the property and it is located on the edge of the village, making access easy. 戦国武将の越後毛利家（祖先は大江広元）の冬城だった善根城址への山裾に3筆(約5,400㎡)が属しています。付近は八石城址や善根の不動滝に近く、公道が目の前で、村集落の外れに位置し行きやすいです。八石山はカタクリの群生地、山野草の宝庫です。古城址の好きな方には秘かに魅力的な場所だと思います。また柏崎市街にも車で40分、越後の秘湯広田温泉にも車で15分です。

This property was acquired by inheritance in 2022.
The house was demolished in 1996 and is vacant.
There is a water supply to the west side of the site, but there is no sewerage.
Prefectural Road No. 25 in front of the residential site is a snowmelt road.
Some of them have two-story warehouses (garages).
There is a Shiroyama Tunnel right in front of you, and you can go through the tunnel to the village on the east side of the mountain.
It is very convenient when snow is covered.

宅地跡前の県道25号は、融雪道路になっています。
一部には2階建ての倉庫(車庫)が建っています。
すぐ前には城山トンネルがあり、トンネルをくぐって山の東側の部落に行くことができます。
積雪時にはとても便利です。

This land was purchased by my father in 1955 (Showa 30). After his death, relatives used it for many years as a storage area for materials, but it is currently a vacant lot. I inherited the land, but I live far away and have never used it, nor do I have any plans to use it in the future. I am planning to visit around Golden Week to check its condition. Relatives appear to have applied herbicide, so I do not expect the trees to be overgrown.

There is also one parcel of miscellaneous land and one parcel of farmland nearby (the farmland might be convertible depending on conditions). I would be even happier if someone could take the farmland as well. However, acquisition of farmland is strictly regulated under the Agricultural Land Act. If you are considering acquiring the farmland, please contact me separately to discuss.

Photos were taken around September 2023. The photo shows the parcel with taller grass. The area with shorter grass, roped off, belongs to someone else, so please be careful. I have been told there is a telephone-pole–like structure on the site for carrying telephone lines; because it is on the property, the telephone company makes an annual payment of ¥1,500.
