After that, miraculously, my father's condition recovered, and I was able to open a shop as before, so I no longer needed it, so I put it up for sale. You can move in immediately. The best thing about the property is that I, a first-class architect who has worked on dozens of houses for a major house manufacturer, designed and supervised the design and fully renovated it, so it is a very comfortable house to live in. By reading the advantages and disadvantages of existing buildings, it became a lean and rational house that makes the most of its strengths. The first floor, which has a full opening, which is one of the features of the heavy steel frame pure ramen structure, can also be used as a garage, and if you rent it out, you can expect rental income. If you draw new water, you can make it into an office or atelier suitable for telework. Since it has the same load-bearing wall structure as a general building, my nervous mother seems to be worri1年ほど前に父が急病で倒れ寝たきりになったので、近所で介護に通いやすいように急遽購入し、2世帯で住めるようフルリノベーションしました。その後奇跡的に父親の容体が回復し、以前のようにお店も出来るようになったので必要なくなった為、売りに出します。即入居可能です。物件の一番のウリは、某大手ハウスメーカーで何十棟と住宅を手掛けた、一級建築士である私が設計監理しフルリノベーションしたので、とても住みやすい住宅に仕上がっている点です。既存建物のメリット・デメリットを読み取り、長所を最大限に活かした無駄のない合理的な住宅になりました。重量鉄骨純ラーメン構造の特徴の一つである全面開口を取った1階はガレージとしても使え、賃貸で貸せば、家賃収入が見込めます。新たに水を引けば、テレワークに適した事務所やアトリエにも出来ます。一般的なビルと同じ耐力壁が無い構造なので神経質な母は、揺れが気になるようです。建築的にはその分改修計画の自由度が高く、浴室を大きなユニットバスに交換したり、トイレや洗面スペースの新設も容易に出来ました。少しでも大きなユニットバスを入れたかったので、細かな寸法対応が出来るタカラスタンダードにしました。居室のサッシは防音・防犯性と断熱性向上の為、LIXILの「インプラス」を入れ2重サッシにしました。高齢の母も住みやすいように、付けられるところには手摺を付け、浴室の段差も最小限に抑えました。施工もいつもお願いしている業者に頼んだので、図面にない部分でも気になるところは手を入れてくれました。写真は竣工時のものですが、1年半近く経った今でも綺麗な状態だと思います。立地条件も恵まれていて、陽当りはとても良いです。2階と3階のバルコニーは真冬のこの時期でも午後3時すぎまで陽が当たり、4階はトップライトもあるので、1日中とても良く陽が当たります。公共交通機関は都営荒川線梶原駅徒歩3~4分、JR・メトロ王子駅徒歩10分、梶原バス停3~4分、買い物はスーパーOK・ホームセンターコーナン・100円ショップダイソー・家電ジョーシンなどが入ったショッピングセンター徒歩2分、コンビニ3~4分、日本の都市公園100選のせせらぎが清々しい音無親水公園や桜の名所として名高い飛鳥山公園、堀船公園、ちょっと足を延ばせばジョサイア・コンドル設計の名勝旧古河庭園、各種学校も至近にあり、非常に便利な立地です。お
