Description

The ownership of all the target land is concentrated in one person, and there are the following land items.
The residential land is currently relatively clean (only a few weeds are growing) and it is possible to build a building immediately, and there is a 40-year-old warehouse (47 square meters) on the residential site, and the shutters can be used, but it is old, so I think the key needs to be replaced.
There are 4 to 5 houses scattered around the residential area.
The fields are concentrated around the residential land, and the grass is mowed several times a year and not cultivated.
The mountain forest has been untouched for decades, so I have never seen it.
Please bear all costs for the free transfer at the expense of the transferee.
Since the details of the land are not known at all in some forests except near residential land, it is conditional that the contract is exempted from liability for non-conformity.
Regarding land, we have received permission from the Agriculture Committee, completed the "land name change registration", and changed the land according to the current situation.

対象地の所有権は全て1人に集中しており、以下の地目があります。
宅地は現在比較的綺麗(雑草が少しだけ生えているのみ)ですぐにでも建物の建築が可能な状況であり、宅地上には築40年の倉庫(47㎡)があり、シャッターも使えますが古いため、鍵は交換する必要があると思います。
宅地の周囲には、4〜5戸の家が点在しております。
田畑は宅地の周囲に集中しており、年に数回草刈りをし、耕作はしておりません。
山林は何十年と手付かずなので私も見たことはありません。
無償譲渡にかかる全ての費用は譲受者の負担でお願いします。
宅地の近くを除く一部の山林は土地の詳細が全く分からないため、契約時は契約不適合責任の免責を付すことを条件とします。
土地については、農業委員会の許可を受け、『地目変更登記』を済ませて、現在の状況に応じた地目に変更しております。
具体的には、元々田畑であった箇所は山林や原野、公衆用道路に変えております。
土地の課税標準額は、およそ123万円なので、現行の法律だと贈与税は少額で済みます。
上記にある通り、所有権移転登記の際は、譲受者の方で事前に農業委員会の許可を受ける必要がありますこと、ご承知おきください。
当該手続はご自身でも可能ですし、行政書士に依頼することも可能です(私は行政書士に依頼せずに行いました)。
また、所有権移転登記の際は懇意にしている司法書士に依頼(またはご自身で登記)していただいて構いません。
当てが無ければ私の方で司法書士を手配できます。
その場合の司法書士に払う報酬は、そこまで高くありません。
