It is a building that I purchased privately because I decided to conduct a collaborative business with a small and medium-sized enterprise. I bought it myself and even renovated it, but then the management of the small and medium-sized business suddenly deteriorated, and unfortunately the business could not be executed as planned. I don't have any use for it myself, so I would like to sell it as a result of my worries. I'm not in a particular hurry, but I hope to sell it by the end of the year. It was originally used as a stationery manufacturing factory. It was built in July 9, and the building is in good condition, as it was carefully used by the original owner. Construction centered on the interior has been completed in 2023, so I think it is quite clean for a used property. The toilet and lighting are new, and the private rooms have new walls and floors. All the shutters have been replaced with new ones, so you can open and close them smoothly. The pillars and beams of the building are quite massive. It has now been removed, but in the past, cranes and other items were hung from the ceiling, and the structure can withstand considerable weight. If necessary, I think it is possiある中小企業様と協業事業を行うこととなり、個人で購入した建物です。自ら購入しリフォームまで行ったのですが、その後その中小企業様の経営が急に悪化してしまい、残念ながら事業が計画通り実行できなくなってしまいました。自分では使用用途もないため、悩んだ結果、売却したいと思います。特別に急いではないですが、年内に売却できればと考えております。もともとは文房具製造工場として使われていました。平成9年7月築で、当初の持ち主様が大切に使われていたこともあり、建物の状態は良いです。2023年に内装を中心とした工事も完了しているため、中古物件としてはかなりきれいな方だと思います。トイレや照明も新品で、個室は壁や床も新しくしています。シャッターも全て新品に入れ替えたので、スムーズに開閉できます。建物の柱や梁はかなり重厚です。現在は撤去済みですが、以前はクレーンなどを天井の方から吊るしており、かなりの重量に耐えられる構造になっています。もし必要であれば、天井の方からまたクレーンなどを吊るすことも可能だと思います。また、内部は天井高が高く、とても広く感じます。倉庫だけでなく、再び工場として長期利用する事もできると思います。一部屋(6畳程度、建物入って右奥の部屋)のみ、床に若干の傾きがありますので、この部屋は倉庫利用をおすすめします。近隣には、モビリティリゾート茂木(ツインリンク茂木)や日産の自動車試験場などがあります。茂木の道の駅までは約10分程度です。閑静な立地で周囲住宅が少なく、音や匂いなどを気にせず、自由に作業ができる場所だと思います。敷地が広く、屋外だけでも車が約10台ほど停められます。到着するまでの間に少々狭い道があります。ただ、乗用車や軽トラックであれば問題ありませんし、東西2方向へ道が通っています。(片方の道が比較的広めです。)
