I purchased this property last year as a vacation home, but because work has been busy I haven’t been able to use it much and have decided to sell. It has been renovated, so it’s ready to move into. The exterior retains the charm of a traditional post-town farmhouse, which I really like. The building is similar to a row house. Management fee: ¥36,000 per year (tax excluded). Property tax: ¥19,000 per year. The owner name-change fee of ¥50,000 (tax excluded) will be deducted from the sale price. Upon purchase, the buyer must pay the management company three years' worth of management fees (payments have been made through December 31, 2021). No settlement will be made at the time of the sales contract. Management fees, water charges, and property tax up to 2021 will be borne by the seller. After the contract, payment to the management company of (¥50,000 + ¥108,000) × 1.1 = ¥173,800 + ¥200 (stamp fee) = ¥174,000 will be required.
