Id非常に雪深い土地柄です。そのおかげか、水がとても美味しいです。近隣で採れる農作物は寒気にさらされ味が濃く、魚沼産コシヒカリの産地であります。そして、いますぐお弁当屋さんをやりたい、という方にはもってこいの物件だと思います。40年ほど鶏肉を専門とした卸売りの惣菜店を、自宅兼店舗として、父が営んでおりました。地上3階建で、1階を工場(店舗)として利用していました。古いですが、業務用の冷凍庫・冷蔵庫・焼鳥焼き器・フライヤー・グリル・包装機などもそのままお譲りいたします。自宅裏手には畑、徒歩圏内には棚田もあります。また、春先の裏山では、豊富な山菜が採り放題です。父が2年前より、高齢と病気のためこの店を廃業し福祉施設に入ったこともあり、身内で管理が難しくなってきたのでこちらに掲載させていただきました。写真は2年前のもので、そこから空き家なのでこれより荒廃が進んでいるかと思います。一部雨漏りもしているようです。できれば1階店舗ごと再利用していただける方が理想ではありますが、特に問いません。メリットは、自宅はとにかく広く部屋数も多いので、DIYしがいがあると思います。自宅目の前に田んぼと雑木林の山があり、のどかで気持ちのいい眺めが広がり、四季折々の見せる表情に日々とても癒されます。そんな自営と趣味での農業が両立できる環境で、特にお弁当屋さんをはじめとした、食品卸売り等の開業が初期投資最小で気軽にはじめられるかもしれません。デメリットは、土地柄ですが豪雪地帯なので、大雪の年や時期は朝晩の除雪が欠かせません。近隣は高齢者ばかりで、子供がいないです。学校や保育園も遠いです。車がないと生活は基本できません。吉谷保育園まで車で7分（現地から5㎞）吉谷小学校まで車で6分（現地から4.6㎞）小千谷中学校まで車で6分（現地から7.8㎞）
