Purchased for vacation use, but being sold due to COVID-19. On-site handling is difficult.

The building itself is an old wooden structure, so it is expected to be sold as land (526 m²). It is one unit of a row of attached villas; the interior is in very poor condition and will require renovation. It will be sold at land value.

Management fee: ¥36,000 per year (tax excluded). Property tax: ¥19,000 per year. The owner name-change fee of ¥50,000 (tax excluded) will be deducted from the sale price. Upon purchase, the buyer must pay the management company three years' worth of management fees (payments have been made through December 31, 2021). No settlement will be made at the time of the sales contract. Management fees, water charges, and property tax up to 2021 will be borne by the seller. After the contract, payment to the management company of (¥50,000 + ¥108,000) × 1.1 = ¥173,800 + ¥200 (stamp fee) = ¥174,000 will be required.
