Description

I am a land and building surveyor and was consulted by an elderly couple, with whom I have a relationship similar to family, about disposing of an unused field. The couple have no farming experience and are elderly, and they wish to sell before inheritance. Acquisition of farmland under the Agricultural Land Act normally requires permission under Article 3; eligible purchasers are typically full-time farmers or part-time farmers who meet conditions such as cultivating the land for at least 150 days per year. Therefore, buyers will necessarily be limited to those who can satisfy the Article 3 requirements.

The application for Article 3 permission should be made by the buyer themselves or arranged by the buyer. I will assist in preparing any necessary documents that can be provided. Prior to the sale I removed weeds and leveled the site.

Because this land and the surrounding area are farmland, there is no potable (domestic) water supply; an agricultural irrigation channel is present. Gas is not connected.
