Description

I purchased the woodland in 1987 (Showa 62) and planted it, and since then have performed undergrowth cutting every year and thinning and crown-lifting every other year. At the time of purchase I planted 43,310 hinoki (Japanese cypress) and 650 sugi (Japanese cedar). Currently about 70% of the growth is hinoki over 30 years, 20% is sugi over 30 years, and 10% consists of hinoki and sugi over 60 years. Forest management has been entrusted to the local forest cooperative, so the condition of the forest is good.

Most of the forest consists of domestically grown hinoki, making it well suited even for ownership as an investment. Nursery/stand establishment is complete, but I am elderly and have mobility difficulties, so I would like to introduce the property to buyers and hope to sell it including the land and standing timber. Immediate sale is possible. It takes about two hours by car from Osaka City to Yamasaki IC on the Chugoku Expressway, then about 20 minutes by car from Yamasaki IC to the forest entrance.

昭和62年(1987年)に山林を購入し植林した後、毎年下刈りと隔年で間伐と枝打ちを行ってきました。購入した段階で桧を4万3310本と杉を650本植林しました。30年超生育の桧7割・杉2割と60年超生育の桧・杉が1割現存しています。今まで桧・杉の育林を森林組合に委託しておりましたので山の状態は良好です。

大部分が国産桧の山林ですので 投資目的の所有でも最適です。保育は完了しておりますが私も高齢になり足も不自由になりましたので、皆様に紹介させて頂き土地及び立木込みでの買取りを希望しております。販売は即日可能です。大阪市内より中国自動車道の山崎ICまで車で約2時間、山崎ICから車で約20分で山林入口です。

税金等の諸経費は固定資産税のみで年約1万5千円です。ガス・水道・電気等の引き込みは行っておりません。保安林や他の制限はございませんので建物等は自由に建てられます。日当たりも良く森林浴等には最適です。携帯電話もつながります。公道より私所有の山林までは他人地ですが山林道永久使用許可を取得しております。山林道は所有山林入口まで自動車での通行は可能です。所有山林の中腹まで徒歩の移動可能な道が通っています。所有山林の境界は元の所有者と同行の上確認済みです。
