It is a place that I have been accustomed to living in for many years, but all my children have left the nest, and I decided to sell it this time because I decided to change the environment to change the model of how I will spend my time in the future. The area is very easy to live in, shopping is very convenient, and there are many large supermarkets and drugstores within walking distance. The city hall branch office, library, school, hospital, and convenience store are also nearby, and there is no inconvenience. Transportation is 9 minutes by bus to "National" station on the JR Chuo Line and 12 minutes by bus to "Tachikawa" station on the JR Chuo Line, so there are many buses and there is no problem. I think that you can expect a large return as a home for a young couple or as a rental investment property. Vacant house can be handed over as soon as possible. Although it has been built for a long time, the exterior walls are repainted every 10 years, and the interior has been rehomed in recent years, so I think it is in pretty good condition. All the housing equipment has been replaced, so I don't think there is any part to work on. Although it is rehomed, the bathroom and kitche長年住み慣れた場所ですが子供たちも皆巣立って行った事も有りこれからの過ごし方をモデルチェンジすべく環境を変える事となった為に今回売却を決めた次第です。ここの地域は大変住み易く買い物はとても便利で徒歩圏内に大きなスーパーやドラッグストアーがとても多く有ります。市役所出張所、図書館、学校、病院、コンビニもすぐ近く何も不便が有りません。交通はJR中央線「国立」駅バス9分、JR中央線「立川」駅バス12分、便数は多く困る事もございません。お若いご夫婦の自宅第一歩物件として又は賃貸用投資物件としてもリターンは大きく期待出来るとかと思います。現況空き家 早いお引き渡しが可能です。築年数は経っておりますが外壁の塗り替えは10年毎、室内リホームも近年行っており状態はかなり良いかと思います。住宅設備機器も全て交換済みなので手の掛かる部分は無いかと思います。リホームですが浴室とキッチンは完全リホームそれに合わせ給湯器も交換済みです。リンナイ高級システムキッチン(コンベックオーブン付)、TOTOタンクレストイレ、エコキュート給湯器です。注文建築なのでとても堅牢な建屋で内装材にも贅沢な部材が使用されております。東側と北側道路の角地となります。建ぺい率・容積率オーバー、建築基準法に定める道路(位置指定道路)に接していない為、原則として建物の再建築はできませんが、現実的にはお隣や裏の方も立て替えされております。占有土地面積は80.65㎡なのですが12.06㎡未変更登記地(時効取得成立済)を含みます。売買に関しては登記上の土地面積 68.59㎡となります。近年のコンプライアンスとかで住宅ローンが付きにくいです。
