This is a vacant house I purchased around summer 2023 through a real estate agent. Neighbors said it had been vacant for more than 10 years. It is a property with issues due to termite damage. I live in Shirahama Town and bought it because it was relatively close. A few months ago a professional contractor exterminated the termites. A five-year warranty was issued for the termite treatment, and I will provide the warranty certificate. Because there was termite damage and I have accepted a job transfer to Saitama Prefecture, I decided I could not deal with the property and have chosen to sell it.

The property is close to the sea and has an on-site wastewater treatment tank with a flush toilet. It is also close to Tanabe city center and several supermarkets, so the location is convenient. The neighborhood is a quiet residential area. Distances: Kii-Tanabe Station 2.3 km, General hospital 2 km, Nursery 0.8 km, Elementary school 0.9 km, Junior high school 0.7 km, Supermarket 0.5 km, Convenience store 0.8 km. Because it was vacant for many years, termite damage and general deterioration have progressed. Vehicles can reach up to the front of the lot, but the road is not officially class2023年の夏頃に不動産屋から紹介してもらい購入した空き家です。近隣の方に聞いてみたら、10年以上空き家だったそうです。シロアリ被害がある、訳有り物件です。私は白浜町に住んでいますので、比較的近いので購入しました。数ヶ月前にシロアリは業者さんに頼んで駆除しました。5年保証付きのシロアリ駆除工事をしましたので、保証書も一緒にお渡し致します。シロアリ被害があり、私自身も埼玉県に転職内定が決まりましたため、手がつかないと判断して売却をすることにしました。

海が近く、本物件は浄化槽がついている水栓トイレです。また、田辺市の中心地まで近く、近所にスーパーマケットも数か所ありますので、立地が良いです。近隣は静かな住宅地です。紀伊田辺駅2.3㎞、総合病院2km、保育園0.8km、小学校0.9km、中学校0.7km、スーパー0.5km、コンビニ0.8kmです。やはり長年空き家だったため、シロアリ被害と老朽化が進んでいます。車は敷地前まで入りますが、未判定道路ですので、再建築不可と思ったほうが良いかと思います。

築古木造は目に見えないだけで、ほとんどの家には程度の違いはありますが、基本的に被害があると思っています。私も被害がない家を購入したことが何回もありますが、壁を目で見ると水回り付近などには被害がかなりありました。このような古いボロ物件ですが、再生に力をいれることができるチャレンジ精神がある方はぜひご検討いただければと思います。時期はいつでも大丈夫です。倉庫（1階限定）は月9,000円で賃貸いたします。
