I bought it at auction 2 years ago. Currently, it is being used as a storage site for temporary tents. In the future, we were thinking of using it as a villa area. Since the soil quality is good, it can also be used as farmland. Everyone in the neighborhood has a good personality. The Toiku River flows nearby, and it is an area rich in nature. There are two third-party water pipes buried on the premises. We do not have the consent of a third party to branch the water supply pipe. In addition, there is no water supply pipe drawn in this property, but it can be drawn from a public pipe (φ200) buried in the front road. The gutters are not adjacent. As a result of a meeting with the person in charge of Tokigawa Town at the site, we were instructed by the person in charge of the municipal office to obtain permission to occupy the road and connect it to the gutter along Route 456. The drainage system will be a combined septic tank. If you are considering housing, etc., I think it is better to get an estimate in advance. It is estimated that it will cost about 1.3 million. Since it will be2年前に競売物件で購入しました。現在は仮設テントの物置用地として活用しております。将来的には別荘地として活用を考えておりました。土質が良いので農地としても利用可能です。近所の皆様の人柄がよいです。都幾川が近くを流れ、自然豊かなエリアです。敷地内に第三者の水道管が2か所埋設してあります。第三者に給水管分岐同意は頂いておりません。尚、当物件の給水管引き込みはありませんが、前面道路に埋設されている公設管(φ200)から引き込み可能です。側溝が隣接しておりません。ときがわ町担当者と現地にて打合わせをした結果、道路占用許可を取り456号線沿いに側溝に接続するよう役所担当者より指示を受けました。排水設備は合併浄化槽となります。住宅等ご検討の方は、予めお見積りを取られたほうが良いかと思います。概算ですが130万くらいかかると思います。道路後退(セットバック)があります。前面道路との道路境界線が現況約2m~3mしかありません。道路中心からの後退となりますので、1m~0.5m敷地内へ道路境界線が後退します。杭が1か所見当たりません。確定測量図はありますが、杭入れ費用は買主様のご負担でお願いいたします。残置物があります。焼却炉・コンクリートがら・簡易ガレージがあります。簡易ガレージに関しては、最近私が設置しました。ガレージの中の荷物は撤去します。現況渡しとなります。都心まで車で約2時間です。セイムス(ドラッグストア)まで徒歩約5分、役場やセブンイレブンまで徒歩約10分、ベルク(地元大手スーパー)やカインズホームまで車で約5分です。以下、買主様のご負担となります。杭入れ費用、残置物撤去、草刈り、整地費用、給水管の第三者との交渉費用です。円滑にご検討頂くために、現地での立ち合い・打ち合わせをお願い致します。物件の注意点・その他費用も含めまして、事前案内させて頂きます。
