I found this property while searching for a warm area with a good natural environment. The first floor was a former shop and was used as a workspace, with the warehouse used as a workshop. From the second-floor windows there is an unobstructed view of the sea; it sparkles year-round during the day and various birds fly by, and in winter you can even watch the sunset — it’s a bright house all day. Elevation is 47 meters. The terrain tends to be sunny in the warm season, and with openings on three sides the ventilation is good; the walls are thick so the air conditioner works well. In winter the north wind is blocked, so if it’s sunny you generally don’t need daytime heating. It’s a comfortable climate.

As for the layout and facilities: the second floor has an approximately 6‑tatami Japanese-style room, a 3‑tatami kitchen, and wet-area facilities. The first floor is about a 13‑tatami shop and includes a boiler/laundry room and a toilet. Hot water is provided by a kerosene boiler, but propane is also available, so consult a gas supplier if you prefer gas. The toilets are simple flush-type on both floors. 自然環境の良い温かいエリアで探してこの物件にたどり着きました。1階が元店舗のため仕事場として利用し、倉庫も作業場にしていました。2階の窓からは海が一望でき、昼は一年中キラキラして様々な鳥が飛んでおり、冬は夕日の沈むところも見える一日中明るい家です。標高47メートル。温暖期は晴れやすい地形で3方に開口部があるので風通しはよく、壁が厚いのでクーラーもしっかり効きます。冬でも北風がブロックされる位置なので晴れれば昼間の暖房は必要ありません。過ごしやすい気候だと思います。

間取り設備は、2階が約6畳和室と3畳キッチンと水回りです。1階は約13畳の店舗とボイラー兼洗濯機室にトイレがあります。給湯は灯油ボイラーですが、プロパンも来ていますのでガスがいい方はガス店に相談してください。トイレは簡易水洗で上下階にあります。1階を店舗として使いたい場合、シャッターはへたっていますが、サッシは比較的新しい茶色のアルミでまだまだ普通に使えます。機械用に200Vも来てるみたいです。天井に何箇所か水の跡がありますが、雨漏りはしていません。風呂と洗面を一度に大量に流したときに天井が染みたので(パイプユニッシュで解消)、水回りに手を入れる必要があるかもしれません。外水道が便利です。屋上への開口や窓の増設など改造しようと思っていたので同様の工作のできる方は青焼き(現状と開口部や設備が多少異なる部分もあります)の寸法などを参考にしてください。

畑地に倉庫があり車も1台止まります。電柱がありますが土地を四国電力に貸しており、土地活用の際にはすぐに移転もしてくれるそうです。その他設備に関しては現状渡しでお願いいたします。歩いてすぐにプライベート的でサンゴも落ちているような砂利のビーチがあり、シュノーケリングや磯釣りも楽しめます。車で15分ほどのところにサーフィンできる大岐浜があるので波のいいときは必ず行っていました。毎朝窓からうねりチェックも可能です。市街地まで10分、中規模スーパーが2店、大手ドラッグストアが3店、産直販売店やホームセンターコンビニなど複数店利用可能です。週に2回移動スーパー、月1で移動図書館もあります。
