After my parents moved, they demolished the house they had lived in and built a two-story, four-room steel-framed prefab apartment in 1981 to earn rental income. It is located in a quiet area about a 15-minute walk from Sakata Station. Since my parents have passed away, the condition is not great, but I would like to pass it on to someone who can utilize it, considering the management effort involved.

As I live in another city, I would appreciate it if you could first see the exterior directly, and if you are interested in purchasing, I would be happy to guide you for an interior viewing. I hope for a quick sale as I live far away and am elderly. The assessed value for property tax is about 2 million yen, but if it requires little effort, I would like to consider it from the listed price.

Let me briefly introduce the location. Sakata City is a port town with a population of about 100,000, which prospered in the past as a base for rice cultivation and shipping routes to Edo and Osaka. There are many attractions such as delicious seafood like Japanese black tuna from the Sea of Japan, tasty rice grown in the Shonai Plain, and beautiful Mount Chokai, as well as hidden tourist spots 両親が転居した後、それまで住んでいた家を取り壊して、昭和56年に2階建てで2部屋ずつ、合計4部屋の鉄骨系プレハブのアパートを建てて家賃収入を得ておりました。酒田駅から徒歩15分程度の静かな場所にあります。その後両親も亡くなり、保存状態は良いとは言えませんが、管理の手間を考え活用していただける方がいらっしゃればお譲りしたいです。

まず所在地について簡単に紹介します。酒田市は人口10万人ほどの港町で、昔は米作りそして江戸や大阪への航路の拠点として栄えました。日本海クロマグロなど美味しい海鮮、庄内平野で栽培される美味しいお米、美しい鳥海山の麓、山居倉庫や飛島など穴場観光地として魅力がたくさんあります。立地の難点として、表通りから100メートルほど中に入った小路にあり、車はアパートの手前40メートルまでしか入ることができません。ただ、敷地の半分以上が空き地となっているため、入居者がそこにバイクや自転車を駐輪するスペースは十分にあります。徒歩2～3分のところには月極駐車場もあります。

建物の老朽化は進んでいますが、用途として色々な可能性があると思います。例えば修復後アパート経営はもちろん、民泊、社員寮、DIY好きの方でしたら可能性がさらに広がると思います。また6年ほど前に最後の入居者が退去して以来4部屋とも空き部屋となっており、2階へ上がる階段並びに2階の通路は経年劣化のため、数年前に撤去しています。室内も全面リフォームが必要です。電気、ガス、水道はすべて止めてある状態ですが、配管などの確認も必要になります。
