Description

It is the land along the railway tracks of Tennojiya in Yao City. There is a building, but it is deteriorating and the exterior wall is in a state where you can see the earthen wall. It is overgrown with vegetation, surrounded by fields of neighboring land owners, and the JR Yamato line runs on the east side. It will be delivered as it is. The property is adjacent to the road, but the front road is currently in a state like a part of a field (other people's land). If you go beyond the field, it is paved, and the sewer runs to the paved road, but there is no introduction to the property. It is currently being pumped, but it is not in a state where it can be used. In addition, the interior is quite deteriorating, and I think it will be difficult to use the building as it is. The road in front of me is a field, so I can't drive my car to the front of the house. There are currently two buildings on the ground of the property, but only one building can be built when rebuilding (Yao City Hall has answered that reconstruction is possible if there is a 2m access road).八尾市天王寺屋の線路沿いの土地です。建物がありますが、老朽化が進み、外壁は土壁が見えるくらいの状態です。草木が生い茂り、周りには隣地所有者の畑があって、東側にはJR大和路線が通っています。

現状での引渡しとなります。物件は道路と接してはいますが、前面道路は現状、畑(他人地)の一部のような状態です。畑の先に進むと舗装されており、下水道は舗装されている道路までは通っていますが、物件への引込みはありません。現状汲み取りになっていますが、使用できる状態ではありません。また、室内はかなり老朽化が進んでおり、建物をそのまま使用することは難しいかと思います。前の道が畑になっているため、車を家の前まで乗り入れることができません。

物件地上には現状建物が2棟建っていますが、再建築の際、建築できるのは1棟となります(八尾市役所では接道が2mあるのであれば再建築は可能と回答いただいています)。
