Ashikaga City is located on the border between Tochigi Prefecture and Gunma Prefecture, and the city area stretches from east to west. It is located in a quiet residential area with a generally calm area. I acquired a detached house for investment in Ashikaga City by chance. It is currently being rented for 50,000 yen per month (surface yield 14.1%). It is located on a flagpole lot, and the building was built in 1981 and has been partially expanded. Part of the interior was renovated and the water heater, air conditioner, and sink were replaced in 2022. The layout is 6DK, and about 4 cars can be parked (vertically) on the flag-shaped lot at the entrance to the lot. In addition to the residence, there is a storage shed on the premises. The infrastructure is water supply, sewerage, and propane gas. Currently, the tenant is living there and has joined a guarantor company. As for the circumstances that led to the sale, there was something else I wanted to do and I needed funds for that, so I gave up my plan to continue holding it and earn rent and decided to sell it.
