There were many inquiries from out-of-prefecture investors, so rather than leaving the house vacant we decided it would be better to have a tenant move in. We advertised for tenants one week ago and quickly received an application.

The tenant is a large family of seven (a married couple, four children, and one relative) who own three cars. Move-in is scheduled for August 20 on a two-year lease, so they are likely to stay long term. (The couple appears to have been recently married.)

Rent is ¥60,000 per month, which corresponds to a yield of 18.4% based on the current asking price.
