This property is Pacific Garden Chigasaki, a condominium built on the site of the legendary Shonan hotel, Pacific Hotel Chigasaki. The hotel's name still lingers in people's minds, and visiting this condominium gave me a renewed opportunity to consider its appeal.

As a luxury condominium built on the former hotel grounds, it still feels fresh and distinguished, but the building is already in its 26th year — a quarter of a century has passed. That passage of time has begun to add a certain character and charm.

Our visit took place on a cloudy day, which turned out to be a blessing in disguise: it allowed us to appreciate the building’s overall atmosphere from a different perspective.

What impressed me most was the landscaping. The overall site plan provides generous open spaces, and there are many planted communal areas that feel very grounded and mature.

This unit is located near the main entrance of the condominium, so it is not on a path that encourages leisurely exploration of the shared gardens, but even so, I think residents can fully enjoy the happiness of living in a building with these communal green spaces.

With that preface in mind, the unit 【価格変更となりました】

湘南の伝説的なホテル、パシフィックホテル茅ヶ崎。その跡地に建てられたマンションが今回の物件、パシフィックガーデン茅ヶ崎です。言わずと知れた存在のように感じてしまいますが、あらためてこのマンションについて考えてみたくなる、そんな機会になりました。

パシフィックホテルの跡に建てられた高級マンションとして、いつまでも新しい印象があるのですが、それでもこのマンションもすでに築26年目。つまり四半世紀を経過し、それなりに年を重ねてきています。この時間の積み重ねがそろそろ味わいになってきたのかなと思わせるのです。

今回の取材は曇天の日に行うこととなったのですが、これが不幸中の幸いといいますか、マンション全体の雰囲気を違う感覚で味わうことができたように思います。

大きく印象に残ったのは植栽です。ゆったりと空地を設けた全体計画の中で、たくさんの植栽スペースの共有部分があるのですが、それらがとても地に足ついている感じがするのです。

今回の物件はマンション全体としてはメインエントランスの近くなので、共有部分をゆったり味わう動線のアプローチではないのですが、それでもこうした共有部分のあるマンションで暮らすことの幸せは十分に感じることができると思います。

こうした前置きをした上で、今回の物件をみていくと、また良さが一味違う気がするのです。LDKからは大きな窓の向こうに広がる木々の葉が、緑のカーテンのように通の視線を遮ってくれます。サーフィンに行き交う人々や車、自転車の喧騒を心地よく感じるこの距離感は木々が成長してくれたおかげなのか、はたまた自分たちも年を重ねてきたからなのか。

LDKのサイズもゆったりとしていて、隣り合う洋室2やキッチンをつなげた空間として考えれば約25帖の空間であり、さらに奥行きのあるバルコニーもあるので、フラットな動線で外部にまでつながる空間を楽しめます。湘南というエリアを築き上げてこられて、今ではご高齢になられ、上下階の移動にはむずかしさを感じる方でも楽しめるな。そんなことを考えてしまいました。

もちろん年代は問わず、海への距離はとても近いので、海遊びを楽しみたい方にもおすすめしたいです。今回の物件の間取りはアクティブな生活をイメージして作られた玄関土間がポイントなのですから。

The presence of this condominium always feels quietly refined. It has the air of a mysterious clubhouse named something like “XX Club” that you might expect to find around Azabu in central Tokyo. Beyond a wooden board fence topped with roof tiles stands a pine tree slightly warped by the sea breeze. On the other hand, the condominium name is crisply displayed on a stone wall. The entrance gives off an exclusive vibe, as if you’d be turned away unless you hold a certain qualification. Truly intriguing.

In reality it’s a compact building of 16 units, but its distinctive shape has a lot of charm. As you enter the entrance, the first thing that strikes you is the piloti. It functions as an underground parking area, but I believe this parking is more than just that.

The reason is the garden view you get from this piloti parking — it’s exquisitely composed. It creates an extraordinary sense of incongruity; please see photo 5. This is the view you see after getting out of your parked car: gaps that make the heavy concrete structure appear to float, and through them a garden peeking in. I have never seen such a view in other condominiums, whether for sale or not.

このマンションの佇まいは、いつ見ても渋みを感じます。都心の麻布界隈にありそうな〇〇倶楽部という名の謎の会館チックな建物。瓦が乗った木の板塀の先には、潮風で少し変形した松の木。他方、石塀にはマンション名がビシッと掲げてあります。ある一定の資格を有した人間でないと門前払いされてしまいそうなエントランス。実に興味深い。

実態としては小ぶりな16世帯のマンションなのですが、このマンションは独特の形状がまた趣があっていいのです。まずはエントランスを入り、目に飛び込んでくるのはピロティ。地下駐車場ということになるようなのですが、この駐車場、ただの駐車場ではないと私は思っています。

なぜかというと、このピロティ駐車場から見える庭の風景が絶妙だからです。とてつもない違和感を感じるのですが、写真5枚目をご覧ください。これが駐車した車を下りて見える風景なのです。コンクリートの無骨な構造体を浮かせたようなすき間。そこから覗き込むように見える庭園。こんな眺めは分譲マンションであってもなくても他に見たことがありません。

写真6枚目がこの庭を撮影したものなのですが、確かに庭園です。しかしなぜこのレベルに庭があるのか、それがどうにも私には分からないのです。元々、このマンションができる前からこの庭は存在していて、お屋敷が一軒建っていたということだったのでしょうか。気になります。

もちろん、気になることは他にもたくさんあります。まずこのマンションは通りからは3階建の建物に見えるのですが、地上2階建なのです。つまり地下駐車場＋2階建という構成なのです。ですから今回の物件は2階部分で最上階ということになるのです。

室内も不思議な魅力に溢れています。なんといっても特徴的に感じるのは窓の大きさです。リビングの南側の壁はすべて開口部。それでいて足元や天井は少し壁があります。こうした窓であれば海外のインテリアや作家モノの家具がよく似合いそうです。床置きの照明や植栽などを入れ込めば、日本離れしたリビングにできると思います。

さらに個室も窓に注目です。こちらの開口部は壁いっぱいに開いていて、ここに合うデスクを造作したくなります。窓からはお向かいの家が目に入ってしまうので、ブラインド などでカッコよく仕上げたいですね。最後にずっと欲しかったヴィンテージチェアーを一脚。これでもうお
