This is a parcel of land near the Japan Air Self-Defense Force Chitose Base. The land was originally owned by my grandfather, passed to my father, and was then gifted to me (I have completed the ownership transfer registration myself). I have never seen the site and cannot visit or show it because I live far away from the property. The buyer is responsible for removal of any remaining items on the property. Please thoroughly confirm the surrounding conditions and infrastructure yourself before purchase. Depending on laws and local ordinances, there may be restrictions on permitted use, so please check with the local municipality about your intended use. The property has not been actively managed, so there are currently no maintenance costs, but maintenance costs may arise when use begins; please make your own judgment regarding this. A cadastral survey map (chi-seki sokuryou-zu) can be obtained at the Legal Affairs Bureau. From aerial photographs, the parcel appears to have no road access. The registered land category (sanrin; forest) differs from the current actual category (miscellaneous land); changing the registered category could not be completed because on-site confirmation w航空自衛隊千歳基地周辺の土地で、元々は祖父の所有で父が相続し私に贈与され今に至ります(所有権移転登記は自分で行い完了しています)。現地は見たことも行ったこともありません。当方は現地より遠方のため現地案内や立ち会いは出来かねます。

残置物の処理は買主様にてお願いします。購入前に周辺状況やインフラ等、買主様にて十分にご確認いただいた上でご購入下さい。法律や条例等により用途によって制限がかかる可能性がありますので、現地自治体へ用途をお伝えの上でご確認下さい。現状では特に管理していないため維持費はかかっていませんが、利用開始にあたって維持費が発生する場合もあります。そちらは買主様のご判断でお願いします。法務局にて地積測量図が取得可能です。

航空写真を見る限りでは未接道地です。登記地目(山林)と現況地目(雑種地)がことなっております（地目変更登記は現地確認が困難なため行えませんでした）。土地の境界は不明です。また、固定資産税はかかっておりません。画像は土地周辺の写真となります。インフラ等の引き込みについてはわかりません。

現状有姿渡しでお願いします。現状のままの売買として、売買にあたって当方での測量、整備等は行いません。市街化調整区域です。
