This is a forest in Fukagawa City, originally owned by my grandfather, inherited by my father, and gifted to me. I have completed the transfer of ownership registration myself. I have never seen or visited the site.

As I am located far from the site, I cannot provide guidance or attend the site visit. Please proceed with the sale as-is. I will not conduct any surveying or maintenance for the sale as it will be sold in its current condition. The disposal of any remaining items will be the responsibility of the buyer. I am unaware of the infrastructure, so please ensure that the buyer thoroughly checks the surrounding conditions before purchasing.

There may be restrictions based on laws and regulations regarding usage, so please confirm with the local municipality regarding the intended use. Currently, there are no maintenance costs as it is not being managed, but there may be maintenance costs incurred upon starting use. That will be at the buyer's discretion.

As it is a protected forest, there is no fixed asset tax. A land area map can be obtained from the Legal Affairs Bureau. According to forestry professionals, there is currently no need for thinning. Additionally, there are 深川市の森林で、元々は祖父の所有で父が相続し、私に贈与され今に至ります(所有権移転登記は自分で行い完了しています)。現地は見たことも行ったこともありません。

当方は現地より遠方のため現地案内や立ち会いは出来かねます。現状有姿渡しでお願いします。現状のままの売買として売買にあたって当方での測量、整備等は行いません。残置物の処理は買主様にてお願いします。インフラ等はわかりませんので、周辺状況を購入前に買主様にて十分にご確認いただいた上でご購入下さい。

法律や条例等により用途によって制限がかかる可能性がありますので、現地自治体へ用途をお伝えの上でご確認下さい。現状では特に管理していないため維持費はかかっていませんが、利用開始にあたって維持費が発生する場合もあります。そちらは買主様のご判断でお願いします。

保安林のため固定資産税はかかっていません。法務局にて地積図が取得可能です。林業業者によると現状間伐の必要はないとのことです。また、一部トドマツがあるとのことでした。接道しているかはわかりません。
