I bought this vacant lot, placed a camping trailer on it, and run a nail salon. There is extra land where I grow vegetables, maintain a herb garden, sell succulents, and even after parking three cars there is still plenty of space. I had to leave my previous rented parking lot where I used to run the nail salon, so I purchased this lot. If you open a shop here, the road in front has heavy traffic and footfall which provides good exposure and customer attraction (I operate by appointment only, but many people mistake it for a restaurant and come by). Roads run along both sides of the lot, so it is not directly attached to neighbors — you don’t have to worry about noise or vibration, and it’s surprisingly quiet.

I like this lot very much because it’s spacious, but I don’t have funds for exterior work, so I want to buy a more modestly sized parcel and am letting this one go. I will be traveling to the U.S. in October, so please inquire before then.

There are many everyday conveniences nearby such as a park, convenience store, large pharmacy, Aeon supermarket, and restaurants. Cainz and Viva Home and the train station are also close. JR Uchibo Line Aohori Station is 1.2 km (about a 1更地のこの土地を買い、キャンピングトレーラーを置きネイルサロンをしております。余っている土地で野菜を育てたり、ハーブガーデンにしたり多肉植物を販売したり、車を3台置いてもまだまだ土地が余っています。元々、ネイルサロンをしていた貸し駐車場を閉めるといわれ出なくてはいけなくなって、この土地を購入しました。お店をやる場合も、目の前の道路は交通量や人通りが多いので宣伝になり、集客は良いと思います(私は完全予約制ですが、ご飯屋さんと間違えてくる方が結構います)。土地の両隣に道路があるためお隣さんとくっついておらず、音や振動など気を使わなくてよいし意外と静かです。

とても広くて気に入っているのですが、外構にかける資金がないため、もう少し手頃なサイズの土地を購入したいと思い、こちらの土地を手放すことにしました。10月渡米するので、それまでにお問い合わせお願いいたします。

近くには公園、コンビニ、大型薬局、イオンスーパー、飲食店など生活には欠かせないものがたくさんあります。カインズやビバホーム、駅も近いです。JR内房線青堀駅1.2キロ、徒歩約15分です。館山道木更津南連絡道5.4キロ、車で約9分です。小中学生が歩いてるのも見るので、通学もできますし、道路向かいには幼稚園バスも停まります。裏に住んでいる方もすごく優しい方で、ご近所のおつきあいはかなり良いと感じております。風通しと日当たりが良いです。

外に水道と電気が敷地内にあり、立水栓と電気はすぐに使える状態です。お手洗いは浄化槽を設置するのが良い、と前の不動産にいわれましたが、隣の道路に下水が通っているためそちらに接続もできるのでは、と思っております(市にご確認お願いいたします)。購入時は更地だったのですが、その前までは一軒家があり科目も宅地となっております(市街化調整区域)。再建築可です（市役所判断）。敷地内に木が生えており、傾斜部分も土地に含まれています(抜根して地面をならせばかなり広く使えるようになると思います)。川が近いですが、防災マップでは洪水地域外でした。引渡し時期はいつでも可能ですが、土地にあるものを移動したり解体するため、契約完了後2週間程でお引き渡しさせていただきます。引渡しは更地でのお渡しになります。
