Land for rent in Hakodate Shi, Hokkaido, Hokkaido, Japan

I purchased this parcel a few years ago with the intention of building a vacation home in the near future. I used it as a kind of "secret base" for camping and the like, but after buying another property I’m finding it difficult to use and am considering letting it go. Price is ¥390,000 including the storage shed. Sold as-is with no survey. There is a house and a retaining wall next door, so the land’s dimensions are clear and the boundaries can be roughly determined with a tape measure.

The lot is in a subdivision of vacation properties on the outskirts of Hakodate that was developed about 40 years ago. There are no management fees and no fixed-asset (property) tax. Only a primary residence or an owner’s vacation home may be built. Electricity is connected, but there is no public water supply or sewer. However, there is a spring along the road just outside the property, so household water can likely be secured. About one-third of the land is flat and about two-thirds is sloped. It should be possible to build a small single-story house or a handmade cabin.

函館市郊外の、40年ほど前に分譲された別荘地の一角です。管理費も固定資産税もかかりません。自宅または自己所有の別荘のみ建築可能です。電気は来ていますが水道と下水道はありません。しかし土地を出てすぐの道路沿いに湧水があり、生活用水は確保できると思います。土地は3分の1が平坦、3分の2が傾斜地といったところ。平屋の小さな家や手づくりの小屋でしたら建てられそうです。

周辺は主に林ですが、小さな家や小屋、庭園、畑が点在しています。物件の隣には古い家があり、かなりご高齢のお婆さんが一人で住んでいます。面識があり、とても温かい方です。もし函館に定住ではなくセカンドハウス、秘密基地として土地を持ちたいのであれば、ここ、東山町別荘地が一番安全で静かで近所間トラブルの心配が少ないのではないかと感じます。写真のバイク収納庫らしきものは、寝泊まりもできる空間です。元々この土地には小屋が立っていたそうで、建材やトタンが草に埋もれている部分があります。なので小屋を自作する場合、材料費を抑えられるかもしれません。賃貸の相談も受け付けます。その場合月5,000円程度を予定しております。
