Three adjoining parcels of land with a spacious total area of 13,389 m². I purchased the property in 2020, but due to financial difficulties caused by the COVID-19 pandemic, I was unable to proceed with development as originally planned. I would like to transfer the property to someone who can make use of it. It can be handed over immediately after the required procedures are completed.

The property is located in the suburbs about 12 km from Hanamaki City Hall (roughly a 20-minute drive). Within a few hundred meters there are settlements, private houses, and rice paddies. The terrain is flat and connects directly to the prefectural road (Iwate Prefectural Route 37, Hanamaki–Hiraizumi Line) via several hundred meters of unpaved road. It is not deep in the mountains or an isolated mountain hamlet, so it should be relatively easy to use. Please be assured.

Although there are some gentle undulations, the land is generally flat. Approximately 60% is natural grassland covered with weeds about 1 m high; in winter the weight of the snow causes the grasses to bend, creating a beautiful expanse of snowy fields. 花巻市役所から12km（車では20分程度）の郊外に位置しており、周囲数百以内には集落や民家、水田があります。地形は平坦で、県道（岩手県道37号花巻平泉線）と、数百メートルの未舗装道路で直結されて、決して深い山奥や山間の集落ではありませんので、活用しやすいと考えます。ご安心ください。

多少の高低差はあるものの、全体的には平坦な土地です。約6割は高さ1mほどの雑草に覆われた自然の原野で、冬には積雪の重みで雑草が倒れ、一面の雪原が広がる美しい景色が広がります。

本物件には境界標が設置されておらず、未舗装道路に面していない三辺の境界線については、不明確な部分があります。（図面から大まかな境界位置は読み取れますが）。境界確定をご希望の場合は、費用をご負担いただくか、ご自身で専門業者にご依頼いただく形となります（実際には、未舗装道路に面した部分以外の隣接地も原野、林のため、10,000㎡をぎりぎりまで使用するような大規模な利用計画でなければ、境界線をはっきりさせる必要はないかと考えております）。尚、未舗装道路は冬季には除雪が行われません。
