In 2019, I purchased this villa through a local real estate agent for my personal surfing trips in spring and autumn, and I renovated the interior and exterior for operation as a vacation rental during times when I cannot visit. It is located in a traditional building preservation district in Mimitsu, and the exterior has been repaired, painted, and had rain gutters replaced in accordance with the style designated by Hyuga City. While maintaining a traditional atmosphere, the interior allows for a comfortable lifestyle centered around surfing. However, it lacks some of the comfort features of modern homes, such as airtightness.

The interior of the building has been remodeled from a tatami room to a dirt floor, allowing for easy access from the entrance to the dining area, kitchen, and back door without removing shoes, greatly improving usability. Changes have been made to the bathroom and toilet doors, and an air conditioner has been installed to enhance comfort. The toilet has been replaced with a newer model equipped with a washlet. The rooms on the second floor and the hallway on the first floor are used for storage. 建物内部は畳の部屋を土間に改装し、玄関からダイニング、キッチン、勝手口まで土足で通れ、使い勝手がとても良くなりました。浴室ドア、トイレドアの変更、エアコン設置などを行い、快適に過ごせるようになっています。現在は写真の便器からより新しいウォシュレット付きの便器に変わっています。２階の部屋や１階の廊下は物品の保管などに使っています。庭は広く、日もよく当たるので布団や洗濯物がよく乾きます。外部コンセントを追加したので、電気が使えてより便利になりました。勝手口から出られる屋根付きのスペーは大工作業、趣味の道具のメンテナンスができます。倉庫にも濡れずに出入りができて便利です。

立地は美々津の美しい町並み、釣りができる川、飲食物や日用品の買い物ができるお店、数軒の飲食店が徒歩圏で便利です。保育園、病院も美々津にあります。複数のサーフポイントへのアクセスが良好です。ただコンビニ、市街地、駅、大きなスーパーなどへは車で10～20分ほど離れています。金ヶ浜は車で5分で行けます。美々津からは海はもちろん、川、滝、山といった自然を楽しめる場所へのアクセスが良好です。

これまで自分の仕事が落ち着く春と秋に宮崎での滞在を楽しみながら、物件を少しづつ改善し、地域の方にご協力いただいて民泊の営業もしてきました。一時は宮崎に拠点を移そうかとも思ったくらい気に入っていましたが、他の地域での仕事が増え、取得した当時とは状況が変わってきたため売却を希望しています。
