駅前ロータリー内の超貴重な土地、建物を譲っていただく機会があった為、所持しておりました。現在住んでいるところから物件までが遠く雪も降る地域の為、今までほぼいけておりません。最近羽咋がとてもとても盛り上がって来ており、活用される方がいらっしゃればこの機会にお譲りしようと思います。今回、別の物件を購入費用として現金が必要な為、早期に契約の方のみの条件となります。再建築可能な上、固定資産税評価額にて、土地のみでも400万円弱あり、建物(700万円程)合わせると1,100万円程ありますので、資産評価的にもとても優秀ではないかと思われます。

去年の空き家バンク自治体成立数過去最高51件、堂々のNo. 1にもなり、駅前にラクナ羽咋と言う来場数がとても多い施設もでき、震災の復興の業者さんの住居の借りたいと言う需要もとても多く、その方々で夜のお店も数が少ないこともあり、とても盛り上がっているそうです。物件はロータリーにあり、1階にテナント1つ、2階にテナント2つ、また奥に昔の寮で使用していた様で、1.2.3階ととても部屋数の多い建物が繋がっております。また、建物裏側も整備するとトラックなどは厳しいですが、乗用車ぐらいであれば、頑張れば敷地内に4台ほど駐車場できます。

こちらで使用の用途として考えていたプランになります。手を入れる前提ですが、テナントを3つとも稼働させれば、最低でも10~15万円程にはなると思いますし、奥の建物もとにかく広く、部屋数も多く、駐車もできるため、10万円ほどで業者さんに賃貸しようと思っておりました。(現状の現地の相場と制約事例を知り合いに聞いて(その方は10万円で賃貸中)かたいかと思います。ですので手を入れて稼働させれば月20~25万円程の物件にはなると考えております。

物件のウリは、駅前のロータリーの土地、建物が出る事はほぼありません。盛り上がってきている最中ですので、本当に早めの投資をおすすめ致します。イマイチなところは、鉄骨で手入れができていなかった為、賃貸、または自身での使用もそこそこの手を入れないといけないかと思います。ただ鉄骨造ですので、地震での倒壊の心配はほとんどないかと思います。雨漏りは現状は建物間の一部のみ確認しております。(裏側の建物のほぼ使用しない部分になりますので、そのままでも問題ないとこちらでは判断しております。)
