2LDK is the standard floor plan of a villa, but it is 38 tsubo. This is a really big 2LDK.

It is electric (I could not confirm its operation because the electricity contract was stopped, but it is almost definitely electric)
The two cars are separate garages. However, it may not be possible to park a car with a height of 178 cm, which is a little high, but it is safe to park a good car or put a rare motorcycle in it.

You can see that there are very few cars passing through here. The neighbor seems to be a permanent resident, but this area is really quiet.
Large garden
There is evidence of enjoying the field at the edge of the site. In the Izu Plateau, there is not much land where fields can be made, and most of them are volcanic rocks, but this house seems to be able to grow fields.

2LDKが別荘の標準的な間取りですが、38坪ですよ。これは、本当に大きな2LDKなんですよ。

電動です(電気の契約が止まっていたのでその動作は確認できませんでしたが、ほぼ間違えなく電動です)
2台がそれぞれ独立したガレージです。ただ、高さが178cmとちょっと車高が高い車は無理かも知れませんが、いい車を停めても、希少なバイクを入れておいても安心です。

地図を見てくださいね。
ここを通る車はほとんどないことがお分かりいただけると思います。お隣さんは定住の方のようですが、このあたりは本当に静かです。
広い庭
敷地の端に畑を楽しんでいた形跡があります。伊豆高原では畑ができるような土地は少なく、ほとんどが火山岩なのですが、この家では畑ができそうです。

Description

You can't see the ocean, but you can see the fireworks. This is the top property on Hyakkeidai.
We interviewed a property on Hyakkeidai.
It's in Yukawa, Ito City, and is the kind of villa area (or is it a regular residential area?) where you go up the mountain to see the ocean! But unfortunately, this house doesn't have a view of the ocean.
However, since it's located at the very top, you can imagine that the summer fireworks festival will be a spectacular sight.
Villa area? Regular residential area?
There is no management company, and the neighborhood association manages it well.
For example, the water supply is from Ito City's public water supply, but they have their own method.
Water is stored in a tank managed by the neighborhood association, and from there it is piped to each unit using the neighborhood association's private pipes.
Therefore, although the water itself is public, the pipes are private, so there is a water ownership change fee.
Similarly, the neighborhood association fee is a little high at 2,000 yen/month, because they don't have a rotation system for cleaning the garbage station, but arrange for a cleaning company to clean it, and that's how it is.

百景台の物件を取材しました。
伊東市湯川にある、海を眺めるために山を上がっていくぞ!といったタイプの別荘地(一般住宅地?)ですが残念なことにこの家は海を眺めることが出来ません。
とはいえ最上部に位置する物件のため夏の花火大会はすさまじい眺めになると想像ができます。
別荘地?一般住宅地?
管理会社は入っておらず、自治会で上手く運営しています。
例えば水道は伊東市の公共の水道を利用していますが、独自の手法を取っています。
自治会で管理している貯水槽に水をため、そこから各個へは自治会の私設管を利用して水道を配管しています。
そのため水自体は公営の物ですが、配管等が私営の物を利用しているためこのような水道名義変更料がかかったりします。
同様に町内会費が2,000円/月と少し高額なのも、ゴミステーションの掃除当番制ではなく、業者を手配している関係でこのような形となっています。
このようなことから別荘地のような一般住宅地戸いう表現をさせて頂きました。
5,000㎡の畑
ドローンの冒頭及び写真でも少しだけ説明している畑についてです。
現在のオーナーさんが草刈りをすることを条件に無料で借りているとのことです。
この畑にたどり着くのにも3人の他人の私有地を通るなど、将来的には少しだけ問題も発生しそうですが交渉次第ではこの畑を引き継ぐことも可能かも?とのことです。
とはいえあくまで無料で借りている畑です。
将来のことは断言できません。
