車を入れるのに慣れないとちょっと怖い家

細い坂道をお尻から上がっていくんです。そしてちょっと狭い石積みの間を狙って家まで上り、玄関に突っ込まないうちに家の横に向かって車を回します。

ここに至る最後の部分の約15mの道(洞方5号線)は伊豆市の市道、つまり公道です。公道にも関わらずその幅員が小さく、利用している家もこの1軒だけということから建築基準法上の道路として指定されていません。
この理屈からしますと「再建築困難」ということになります。 しかし、実際には例外規定があるために再建築ができる可能性はあります。ただ、このことを調査するには具体的な建築計画をもって相談する必要があるので確定的な表現ができませんこと、悪しからずご了承ください。 再建築できなくとも、軽微なリフォームは可能です。

別荘地ではありません。田舎の一般住宅です。近所の方々とのつながりが結構残っている地域です。よって、管理費ではありませんが、区費などの自治会費がありますし、様々な係が回ってきます。例えば、交通安全の係は年に4回ある交通安全週間には黄色の旗をもって交通安全の啓発活動を行うとか、ゴミステーションの掃除当番、回覧板配布の係など、、、。ちなみに私が住んでいる柏久保という地区も同様です。別荘地のように管理会社がなんでもしてくれる管理費の世界ではありませんのでご注意ください。

公図などの図面とのずれがあります。当事者である隣人の立ち合いの元で確認しました。車を駐車している建物横の平坦な部分は、今回の売買に含まれます。公図などの訂正は、将来行われる国土調査の時に反映するように隣人親子と話をしています。ですから、堂々と車を止めてください。現地で概略をご説明いたします。
