We covered a property in Shuzenji New Town that has hot springs and a view of Mount Fuji. While there are several properties with good views in Shuzenji New Town, this one faces the southernmost street (the highest position), making this view breathtaking. The houses on the north side are set back one level, so they do not obstruct this view. There are only two buses a day that pass through Shuzenji New Town. If you are considering a life without a car in the future, please be cautious. Hot Springs: You can use hot springs up to 20㎥ per month at the basic rate. Even if the general bathtub is large, it is only 0.3㎥, so filling it every day stays within the basic rate. There is no reheating, but if the water gets lukewarm, you can add more hot water. 修善寺ニュータウンにはいくつか眺望のいい物件がありますが、ここは一番南側の通り（一番高い位置）に面した物件のためこの眺望は圧巻です。
北側の家は一段下がっているためこの眺望を遮ることはありません。
修善寺ニュータウンにはバスが1日2本しか通りません。
将来的に車を手放した生活をお考えの方は注意が必要です。
温泉
月に20㎥まで基本料金で熱い温泉を利用することができます。
一般的な浴槽が大きくても0.3㎥のため、毎日お湯をためても基本料金内でおさまります。
追炊きはありませんが、お湯がぬるくなれば足し湯をすればOKです。
現オーナーは夫婦＋子供の3人暮らしをしてましたが、一度も基本料を超えたことは無いとのことです。
設置してある家電に関して
エアコン3台（リビング/ダイニング/寝室）と洗濯機/冷蔵庫が設置してあります。
どれも2022年に購入をしたものです。
不要であれば撤去しますし、もらっていただけるのであればこのまま置いて行っていただけるようです。
※テレビに関しては持ち帰るとのこと。
外壁塗装
2022年に屋根及び外壁の塗装を行っています。
まだ4年弱のため状態は良好ですが、4年でどれだけ傷みがあるのかは現地で充分にご確認ください。

An old house (cafe renovation) in Shuzenji Onsen is on temple land. It is leased from the temple (Shuzenji Temple). This area has many temple leases. The lease fee is 10,000 yen per month, which is quite reasonable. I think it offers a great value since there is no need to pay property tax. The house is old. It was unregistered, so it's not accurate, but it seems to have been built in 1970 based on tax documents. It is a 5-minute walk to Shuzenji Temple. The center of the hot spring town is undoubtedly Shuzenji Temple. The previous tenant seemed to have run a small terrace cafe here. They reinforced the floor to accommodate a piano, and it appears that the old house has been stylishly renovated. There is a rental parking lot about a 3-minute walk away. The availability is unconfirmed, but I believe it will work out somehow. I think it would be an interesting location for a business rather than for residence. Please consider it.修善寺温泉の古家（カフェリフォーム）はお寺の借地です
お寺（修禅寺）の借地です。
この辺りはお寺の借地が多い地域です。借地料は月に１万円でおつりが来ます。どうですか？　固定資産税を支払う必要が無いので、かなりお得感があると思います。
家は古いです。
未登記でしたので正確ではありませんが、納税書類から昭和４５年の建築かと思われます。
修禅寺まで徒歩５分です。
温泉街の中心は何と言っても修禅寺です。前の賃貸人は、ここでちょっとしたテラスカフェをやっていたようです。ピアノを置けるように床を堅固にし、営業していたようですので、古家がちょっとおしゃれにリフォームされています。
駐車場は徒歩３分くらいのところに貸し駐車場があります。空き状況は未確認ですが、きっと何とかなると思います。
居住でなく、何か商売をするのが面白いロケーションかと思います。

上水道
伊豆市のメーターが設置されており、宅内へと配管もされていますが・・・。
過去に漏水があったようで、その際に全ての配管を切断したとのことです。
その後全てつなぎ直してくれていたら良かったのですが・・・。
キッチン、トイレ（洋式の方）、洗面台
この3か所のみ引き直しています。それ以外の蛇口は水もお湯も何もかもが繋がっておりません。
温泉
修善寺ニュータウンの温泉権利を1口持っています。
しかしこれもまた全ての配管を切除したためメーター含め新たに設置が必要です。
過去には浴槽迄温泉を引いていたようですが、どの蛇口が温泉だったかは不明です。
全体的に床が沈みます
文字通り床全体が沈みます。
根太はしっかりしていそうなのでフローリングを張り増す必要があるように感じます。
沈まない部分を探す方が難しく、文字通り全体が沈みます。
屋根飛んでます
写真でも動画でも紹介していますが屋根が飛んでいます。
該当部分の天井には水が染みている様子が見られるため現在進行中の雨漏りもあります。

I purchased this property around April 2018 and used it as a home and vacation house for a while. However, due to my recent move to Tokyo (I am a 35-year-old man), it has become difficult to utilize, so I have decided to sell it.

The interior and garden have been tidied up as much as possible. The building is approximately 52 years old (constructed in April 1973), but due to its solid concrete foundation and elevated structure, the wooden parts of the house are relatively less affected by humidity and are in good condition.

Renovations were completed in July 2021, including the following work:

- Roof replacement (repair of leaks)
- Replacement of damaged exterior wall sections
- Exterior wall painting
- Conversion of Japanese-style room to Western-style room
- Mold prevention painting on the interior walls around the bathroom and toilet
- Replacement of the entrance door

中伊豆ニューライフビレッジで貸別荘できるの？
はい、できます。ただし、次のような条件があります。
管理会社と自治会に事前に協議が必要で、共益費が年間で２万４千円くらい上乗せになります。この金額は確定ではなく、協議の上で、、、のなかで決まってくるのですが、過去の経験からこの程度と思われます。
実際に、この物件の隣の隣は、少し高級な貸別荘で営業中です。

これ、実話です。
現オーナーは、ここを終の棲家として購入し、キッチンを新品に入れ替えるなど要所要所をリフォームしてきました。約１年半前の話です。（R８年３月末時点の話）
家の外回りなどは自分らで手入れをしてきたのですが、ここで売却を決断したのです。なぜ？
自分らの年齢からして、室内の階段、庭の傾斜がきつく感じることに気づいたそうです。
そうです。この家は、終の棲家には向いていません。私もそう思います。
でも、その一方で、、、
この家は、貸別荘とか保養所などには向いていると思います。
富士山がきれいに見えます。段差を利用した広い空間を実現したLDK、そしてそれを囲む幅広のデッキは皆でワイワイ・ガヤガヤできそうです。
それと、多い階段と間取りをよく見比べてみますと、、、なんと、４つの客室は、平面的にも空間的にも接していないんですよ。　これ、プライバシーに気遣った間取りになっているんですね。
終の棲家には向いていないこの家は、複数人で楽しむ家としてはかなりうまく作られていると思います。

The view after climbing 43 steps is truly wonderful, and the fireworks festival in Ohnishi can be enjoyed right in front, even from indoors. However, climbing up and down these stairs every day might be a bit challenging. (Currently, a retired couple lives here and climbs up and down daily...) 牧之郷にある芙蓉台（ふようだい）の物件です。
階段を43段上った先の眺望はとても素晴らしく、大仁の花火大会は目の前に打ちあがり室内からでも十分楽しめると仰っていました。
しかし毎日この階段を上り下りするのは少し大変かもしれませんね。
（現在は定年を迎えた夫婦が毎日上り下りをしながら生活をしていますが・・・。）

At the edge of a resort area, this is a corner lot. You can see a glimpse of Mount Fuji from the end of a Showa-era style continuation room. About 17 minutes by car from Shuzenji Station. It takes about 10 minutes by car to the nearest convenience store. There are no shops within the resort area, and everyone enjoys a quiet life in this serene resort area during the later stages of their lives. It takes about 10 minutes without traffic lights from the Izu Skyline's Hidakawa IC. Access from the city is excellent via this Izu Skyline, which is a winding road with beautiful scenery and no traffic. However, this route is far from supermarkets, so don't forget to do your shopping... It’s not fun or convenient without a car. Living in Izu is fundamentally based on having a car. Shopping and going to the hospital are usually done by car. And when you can no longer drive... everyone returns to the city, and the villa looks for the next buyer. Unusually, this house has a parking lot in the basement. Unfortunately, the shutter is broken. Well, I think it’s fine to use it as if there’s no shutter, but if you want to repair it, it might cost around 500,000 yen (t別荘地の端っこで、角地です。昭和の造りの続き間の端に座って富士山を少しだけ望めますよ。

修善寺駅から車約１７分。最寄りのコンビニまでクルマ１０分。別荘地内にはお店は無く、皆さん、人生の後半をのんびり過ごされている静かな静かな別荘地です。
伊豆スカイラインの冷川ICから信号なしで約１０分です。都会からのアクセスはこの伊豆スカイラインが渋滞も無く、景色のよいワインディングロードで車好きなら絶好のルートかも知れません。　でも、このルートはスーパーなど無縁ですので、買い物はお忘れなく、、、。

クルマが無いと楽しくありませんし、不便だと思います。伊豆暮らしは車が基本です。買い物も病院も車が普通です。そして、クルマが運転できなくなったら、、、。皆さん、都会に戻っていき、別荘は次の買手を探すんです。
で、珍しくここの家は地下に駐車場があります。残念ながらシャッターは壊れてます。まあ、シャッターなしと思って利用すればいいと思いますが、修理するなら５０万円前後ではないでしょうか？（誤差大きいです）
キャベツを買うには、、、、
クルマ約１０分でスーパー「カドイケ」、その近くにドラッグストアがあり、生鮮食料品からアルコール、日用品はほとんど揃います。　さらに５分走るとホームセンターです。そして、何よりうれしいのは、伊豆市の温泉施設「白岩の湯」、そして川沿いに「小川温泉協同浴場」があることです。ともに日帰り温泉というより、共同浴場ですが、温泉の泉質はよく、小川温泉の方は温度も高い（高すぎ）のようです。伊豆市民になれば、割引もあるそうですよ。

現オーナーは、次の人に迷惑は掛けられないという気持ちが強い方です。床のブカブカ、汚れたクロスや床、そしてシロアリチェックと防蟻工事で５年保証まで取得しています。　個人の方なのに販売前にここまでやるい方はあまりいません。そして、この販売価格です。　趣味が合うのであれば、いい金額ではないかと思います。

見えません。　　と言っておいた方が無難ですね。
でも、冬で周囲の木々の葉が落ちると少しだけ富士山の一部を望むことができます。和室の一番端から世間を見下ろします。道路より３－４ｍ高くなっているので気持ちがいいんです。そして、よーく北側を見ると、、、「あれ、富士山かな？」という感じです
