昔はリビング北側にデッキがあったようですね。
デッキのコンクリート基礎は残っています、器用な方なら再築しても素敵ですね。

近隣に月極駐車場があるような場所でもないので先ずはこちらを十分ご承知ください。
修善寺駅(最寄り駅)からも5.4kmと離れています。
車が無いと生活が不便な場所のためご注意ください、もちろん車庫証明も取得できません。
前の入居者(賃貸していたため)は消火栓前に路駐をしていたようですが厳密には禁止されていますからね・・・。

Overall feels good.
Even though it was a mountain hut, there was no pain in the eaves and the roof was solid.
When we purchased it, the deck was tattered, but we rebuilt it in August 2025.

Most of the houses in this villa area do not have a parking lot, so there is no problem in the form of parking in front of the house.

もちろんインターネットの引込もできるのでリモートワークもOK!
<傷み具合は?>
全体的に良好に感じます。
山小屋とはいえ軒天の痛みも無ければ屋根もしっかりしていました。
弊社が購入した際にはデッキがボロボロでしたが2025年8月に新しく作り直しました。
定期的に塗装をすれば状態も良好に保つことができます。
<駐車場無し>
修善寺グランドヴィレッジという別荘地内の物件です。
この別荘地は駐車場の無い家がほとんどで家の前に停める形で問題ありません。
航空写真やgoogleマップを見てもわかるよう、ポツンと一軒家なので家の前の道路と通る車もほとんどありません。
<一部越境あり>
道路から家へと上がってくる階段部分が隣地です。
とはいえ周辺の土地は所有者はいるものの管理もされていないような土地なので・・・。

前面道路は
県道80号(熱海大仁線)に面しています。
交通量も多いですが、道路幅員も広いので事業用としての利用もおすすめです。
価格はどんな?
一般的なガレージと比べ、2階にスペースがある分少し値段は高めと思います。
一方でこのエリアの土地の取引額は約15万円/坪のため、土地の評価額750万円+建物と考えればお買い得な物件と思います。
今は建築費用が高騰していますからね・・・。

なぜここに家を?しかも車も無しに
標高800mを超える天城高原(本物件は940m)で広大な敷地にぽつんと薪ストーブ付きの山小屋が売りに出ました。
冬には雪が40cmほど積もるそんな別荘地ですが、なんとここに車を持っていない夫婦が定住をしているのです!!
車が無くても大丈夫?
車が無いと駄目な気もしますが実際に車無しで3年も定住されていますからね・・・。
管理事務所から伊東駅に向かって1日6本のバスが出ています。自宅から管理事務所までも管理会社に連絡をすれば無料で送迎をしてくれます。そんなサービスもあるので車なしでの生活ができているとのことでした。

とにかく伐採
googleストリートビューを見てわかる通り数年前までこの土地は森でした。
その後約113本の木を切り倒しここまで素敵な広大な宅地へと開拓を進めたようです。
伐採した大量の大木たちは乾燥させて薪として利用しています。
※針葉樹のため着火には向いていますが長持ちはしません。
壁が無い家?
第一印象として壁が少ないイメージを受けました。
部屋のどこにいても反対側の壁からも存分に光を感じることが出来ます。
壁が少なくて地震に弱いという話ではありません。壁にダンパーが埋め込まれており、地震強い設計をしています。
