The area of Tanakayama where this property is located is an "urbanization control area". Basically, new residential construction is not allowed. The reason this property is here is because of vested rights that existed before it was designated as an urbanization control area. This vested right allows for future rebuilding, but the condition regarding the scale and purpose is that "the same scale and the same purpose are basically."
With this background, this property is here alone, and it is expected to remain so in the future.
Previous Owner
The name "Boss' Villa" is an internal nickname that we gave ourselves. There is no particular meaning to it, it was called that because of the first impression we had the moment we entered the wooden gate.
I heard that the actual previous owner was a man who ran a construction company, and he invited his grandchildren here and enjoyed the open-air bath together. 市街化調整区域
本物件のある田中山という地域は「市街化調整区域」です。新たな住宅建築は基本的にできません。本物件がここにあるのは、市街化調整区域に指定される前より存在していた既得権によるものです。この既得権により、将来の建替えも可能ですが、その規模・目的に関しては、「同規模、同用途が基本である」という条件が付きます。
こんな背景があり、この物件がポツンとここに存在していますし、この先もポツン状態は続くと思われます。
前所有者
「親分の別荘」という呼び名は、弊社が勝手に付けた社内ニックネームです。特に意味はなく、冠木門を入った瞬間に感じた第一印象でそう呼んでいます。
実際の前のオーナーは、建設会社を経営していた方で、お孫さんらをここに招き、一緒に露天風呂を楽しんでいたと聞いています。敷地のほとんどは獣除けのフェンスで囲まれており、庭は大型犬が走り回っていたようです。実際に、鹿、イノシシが出没する地域です。
あいまいな境界
法務局に届けられている測量図や公図は存在しますが、実際の位置とはずれています。前面道路は伊豆の国市の市道ですが、その形状も図面とのずれがあります。
東側は太陽光事業者で、境界に争いはありません。西側は個人所有の森林です。図面と実際のずれはあるものの、今回の売買に際し、境界の確認を行っています。また、越境と思われる部分に関しては覚書を交わしています。
富士山
富士山を望むのは、撮影した写真、Youtube動画でご確認ください。毎日姿を変え、時に姿を隠す富士山が素敵でしたので、「富士山デッキ」を新設しました。木造ですが、腐食に強い「セランガンバツ材」を使用しています。

水道は公営水道。下水は個別浄化槽。電気は東京電力。TVはアンテナ。ガスはプロパン。前面道路は公道(市道)。不安な要素はありません。
ただ、公共のバスなどはありませんので、車は必須です。
