This is a woodland/timberland acquired by the owner’s grandfather in 1986 (Showa 61), located in a prime forestry area. Summary: area 7,137 m² (approx. 2,167 tsubo). About 960 cedar (sugi) trees, approximately 59 years old, have been planted. Cedar from Kuri Village is considered something of a local brand.

The property is about a 15-minute walk from Hase Station on the JR Bantan Line. Road access: on the north side there is an unpaved forest/logging road (cutting-out road) about 3 m wide. There are two access routes to the property, one of which is this forest road. When the grandfather acquired the land, the village granted the rights to the forest road for ¥800,000. The acquisition price of this property was ¥11,200,000.

The initial registration dates back to Meiji 34 (1901). Currently there are no mortgages, easements, or occupants. The asking price has been calculated using land value ¥220,000 and standing timber value ¥1,880,000 (total ¥2,100,000). Recent rises in timber prices have largely not been taken into account; the timber valuation here is calculated at 60% of the standing cedar price from 16 years ago.

The woodland lies within the well-known “Nagoe no Satoyama” ar祖父が昭和61年に取得した山林、林業本場林地です。概要は面積7,137㎡、2,167坪です。樹齢59年物の杉が約960本植林されております。栗村の杉はちょっとしたブランドものです。

物件所在地はJR播但線長谷駅徒歩約15分です。接道状況、北側、拡幅約3mの未舗装の林道、切出道路が敷設されております。当該物件への道程はこの林道を含めて2か所あります。林道の権利は祖父が取得時、80万円で村から貸与を受けております。当該物件の取得価格は1,120万円でした。

因みに明治34年初登記です。現状、抵当権、地役権、占有者は皆無です。売値は素地価格22万円、立木価格188万円で計算しております。近年の木材価格高騰は、殆ど考慮していません。16年前の杉立木価格の60％での計算価格となっています。当該山林は、名声なごえの里山の敷地内にあります。名声なごえの里山は、現在、神河町と長谷村と栗村が、町おこしの一環としてPRしている端緒(看板設置等)でありまして、当方としてましては、いずれ、自治体や村によって里山内の林道の整備や、草刈りなど、環境整備に向けた取り組みがなされるものと期待しております。そうなれば、里山の価値も上がると思います。
