After purchasing and planting the forest in 1987, we have been clearing underbrush every year and thinning and pruning every other year. At the time of purchase, we planted 43,310 cypress trees and 650 cedar trees. 70% of the cypress trees and 20% of the cedar trees are over 30 years old, and 10% of the cypress and cedar trees are over 60 years old. Until now, we have entrusted the cultivation of the cypress and cedar trees to a forestry association, so the condition of the forest is good.
Most of the forest is made of domestic cypress trees, so it is also ideal for investment purposes. Although the cultivation has been completed, I have become old and have difficulty walking, so I would like to introduce it to everyone and purchase the land and standing trees. Sales are possible on the same day. It takes about 2 hours by car from Osaka city to Yamazaki IC on the Chugoku Expressway, and the entrance to the forest is about 20 minutes by car from Yamazaki IC.
Taxes and other expenses are only fixed asset tax, which is about 15,000 yen per year. There are no gas, water or electricity lines. There are no forest reserves or other restrictions, so you are free to build buildings. The 昭和62年(1987年)に山林を購入し植林した後、毎年下刈りと隔年で間伐と枝打ちを行ってきました。購入した段階で桧を4万3310本と杉を650本植林しました。30年超生育の桧7割・杉2割と60年超生育の桧・杉が1割現存しています。今まで桧・杉の育林を森林組合に委託しておりましたので山の状態は良好です。
大部分が国産桧の山林ですので 投資目的の所有でも最適です。保育は完了しておりますが私も高齢になり足も不自由になりましたので、皆様に紹介させて頂き土地及び立木込みでの買取りを希望しております。販売は即日可能です。大阪市内より中国自動車道の山崎ICまで車で約2時間、山崎ICから車で約20分で山林入口です。
税金等の諸経費は固定資産税のみで年約1万5千円です。ガス・水道・電気等の引き込みは行っておりません。保安林や他の制限はございませんので建物等は自由に建てられます。日当たりも良く森林浴等には最適です。携帯電話もつながります。公道より私所有の山林までは他人地ですが山林道永久使用許可を取得しております。山林道は所有山林入口まで自動車での通行は可能です。所有山林の中腹まで徒歩の移動可能な道が通っています。所有山林の境界は元の所有者と同行の上確認済みです。

My late husband purchased this land for 4.7 million yen with the intention of cultivating onions on Awaji Island after retirement (I can show you the purchase and sale contract from the time of purchase).
