I bought it about 6 years ago, settled there for about 4 years, and moved there because it got smaller. During his time in residence, he personally renovated buildings, land. The contact road is a stone staircase, and although it is possible to rebuild the house under the construction law, it is not in contact with the road. This is the biggest challenge for this property. There is a 5~6m wide road on the north and south sides, and they are connected by a stone step road. It is about 100 meters and the height difference is about 30 meters. (Not exactly.) Buildings are built in between. Relatively close, on the north side, the bus route is possible to park on the road, and the south carriage road has a few parking spaces 6年ほど前に購入し、4年ほど定住し、狭くなったので移住しました。定住していた間、建物、土地を個人的に改修しました。しかし、趣味的により若干の改修が必要かもしれません。例えば障子、ふすま等の張替など・・・。建物はバブル時代に建てられた凝った別荘、小規模(2DK)住宅です。築年数は古いですが、その割にはきれいで、それなりに評価されると思われます。駐車がこのあと説明する理由から、売買価格はかなり下がると言われ、価格設定しました。見学後に交渉も考えます。接触道路は石段で、建築法的に住宅再建は可能ですが、車道路とは接触しておりません。本物件の最大の課題です。北側と南側に、5~6m幅の車道路があり、その間石段道路で結ばれいます。約100m、高低差は約30メートルくらいあります。(正確ではありません。)建物はその中間に建てられています。比較的近い、北側、車道路は駐車は可能ですがバス路線、南車道路は道路に数台の駐車スペースがありますが、かなり長い石段があります。最初は厳しかったですが、手前みそ的ですが、後期高齢者の私が後年は、足腰が鍛えられ、今は全く苦になりません。車道路沿いには数件の定住者と、時々利用されろ数軒あります。石段道路通りには2軒ありますが、現在利用されているのは本建物のみです。また、徒歩2,3分にバス停(2往復/日)、車4,5分の所に管理会社、コンビニ、レストラン、プール・テニスコートがあります。15分前後で市街地となります。(Maxvalu,ダイソー,D2等)管理会社が管理しています。管理費は年間で67,958円/年程度です。敷地内に駐車場はありませんが、道路の駐車場はあります。管理組合生活案内でも道路に駐車する場合は迷惑のかからないようにと、道路駐車を認めています。別荘地内の管理・警備は、管理会社、日夜警備員見回り等、非常によく整っています。管理会社に、別荘の鍵を預けてあります。日時とおよその時間を連絡いただければ、内覧希望者に鍵をお貸しするよう、管理会社に連絡します。自由に別荘内を内覧することができます。
