Description

The land was inherited jointly with my siblings after my biological father, who was the registered owner, passed away five years ago and my mother also passed away this spring. All family members live in the Kanto region and do not plan to use this distant parcel, so we wish to sell it. Although the land does not face a major road and is in an urbanization control area (so building a house is possible only under certain conditions), we understand the conditions are not ideal and are willing to accept a somewhat lower price. The site was originally a field and there is no house. The tsunami from the March 11 disaster did not reach this location. It is currently overgrown with weeds, although distant relatives reportedly come twice a year to pull weeds. The site is surrounded by residential areas and greenery, but the road in front of the land may be passable only by pedestrians — cars likely cannot get through. Fixed property tax is just under ¥40,000 per year. No management fees, repair reserve funds, or town association fees have been incurred to date; however, if you build a house and move in after purchase, town association fees will probably apply.

土地名義の実父が5年前に亡くなり、また実母も今春亡くなった為、兄弟と共同名義で相続しました。家族全員が関東在住で、今のところ遠方であるこの土地を利用することは考えておらず、売却を希望しております。土地が大きな道に面していない事や市街化調整区域である等、条件付きで家を建てる事は可能ですが、あまり条件が良くないのは重々承知なので、多少安くてもかまいません。

元々は畑だったので、家は建っていません。3.11の震災当時の津波はここまで到達しませんでした。現在は雑草が生い茂っております。ただ、年二回は遠縁の親せきが草むしりに行ってるらしいです。住宅街と緑に囲まれていますが、土地に面している道が人しか通れないかもしれません。おそらくですが車は通れないと思います。固定資産税は年額4万円弱、ほかに管理費、修繕積立費、町会費等は現時点までかかっておりません。但し、ご購入後、家等を建てられ住まわれると町会費は発生すると思います。
