Description

I am selling the forest land that I have owned until now as I have no plans to use it in the future. It has an area of 6,881㎡ (approximately 2,000 tsubo), with a long shape that is 50m wide from the entrance to the top. The slope is steep in the upper half, while the lower half is somewhat usable. The forest road has been zigzagged and constructed to about 90cm wide from the entrance to about halfway into the forest, so it can be walked on without any issues if maintained by mowing the grass.

There is a paved road in the posted photos, which ends at the entrance of the forest. This is a private road, and there is an annual tax of 6,000 yen for this private road section. The tax on the forest varies depending on the purchased area, but in the case of Motomiya City, it becomes tax-free after about 10 years, so the maintenance cost for the forest will be the annual 6,000 yen for the private road section. The private road ends, and there is one house at the entrance where the owner is unknown, with vehicles left on both sides for over 20 years, so it is fine to park on the private road section.

今まで所有していた山林をこの先使う予定が無いので売却します。6,881㎡約2,000坪あります、地形は入口から幅50mで頂上まで同じ幅で縦長になってます、傾斜は上半分くらいは急です下半分はなんとか使えますが、山林道路は入り口から山林の半分くらいまで幅90㎝くらいでジグザグに造成したので徒歩で歩くのには草刈して手入れすれば問題なくあるけます。

掲載写真に舗装された道路があります山林入口までの道路で山林入口までで終わりです、私道になります、この私道部分が毎年6,000円の課税があります、山林は購入面積により税金がかわりますが、本宮市の場合10年位から後は無税になりますので山林維持費は私道部分の年間6,000円になります。車は私道部分がいきどまりで両側に20年以上放置された所有者が不明状態で入口の1軒だけが住んでいますので車は私道部分に置いても大丈夫です。

問い合わせが多くあり入口の両側が使えれば良いと、この辺安いのですが所有者不明でそこを購入するには調査して現在の所有者を探すか、裁判所に申請して所有許可を取るしかないみたいです。地目山林で荒れてますが分譲地なので建物がすぐに建てられます。現在の状況から以下の価格で売却します。
