It is a Japanese-style building and workshop that looks like a temple. The attention to detail of each component is explained on YouTube.
This is a former joinery shop's home and workshop, located one block inside from National Route 135.
It is located about 4 minutes by car from Izu Kogen Station, and it is a residential area rather than a villa area, which may be quite rare in Izu Kogen.
The parking space is large enough to fit more than 5 cars if you park well.
First, looking at the home...
The building has 8 rooms and is very large, but what is even more surprising is the quality of the components.
You can see that the ceiling, pillars, and flooring were all carefully crafted.
I was particularly impressed by the smoothness of the sliding doors.
It was a feeling I had never experienced before. (I can't put it into words well...)

Next is the workshop.
There is a reinforced concrete section under the home.
It's a very spacious space and has windows so there's plenty of air to pass through.
Next to it, at theまるでお寺のような和風建築兼作業所です。各部材のこだわり等はYouTubeにて解説しています。
国道135号線から1本内側に入った位置にある元建具屋さんの居宅兼作業所です。
伊豆高原駅まで車で約4分という立地、別荘地ではなく住宅地という点も伊豆高原ではなかなか珍しいかもしれません。
駐車スペースは上手く停めていけば5台以上余裕な広さです。
まず、居宅から見ていきますと、、、
8部屋と建物のボリュームがとても大きいのですが、それ以上に驚かされるのが【部材の良さ】です。
天井や柱、床材の一つ一つにこだわって造られていることが分かります。
特に私が感動したのは【襖のスルスル感】です。
今まで体感したことのない感じでした。(上手く言葉に出来ませんが…)

次に作業所です。
居宅の下に鉄筋コンクリート造の部分があります。
とても広い空間で、しかも窓付きですので空気もしっかりと抜けますね。
その横、敷地の一番奥側には木造2階建ての作業所があります。
こちらも人が出入りして作業するには十分な状態だと思います。
本物件についてはレポートでは表現しきれない良さが随所に見受けられますので、まずはYouTube動画で驚いていただき、現地を実際にご確認いただいて更に驚いていただけると思います。
上手く表現することが出来ませんが、それくらい質と格の高い【まるでお寺のような物件】です。

An old house that can still be used. But is it a regional dismantling?
Due to our relationship, I ran out of Izu City and interviewed properties in Kannan Town.
Next to Izu City: It is an area further next to Izu no Kuni City, but I am surprised that the senses/values in real estate are completely different.
~I can use it as it is...~
If this is a property in Izu City, I think it will be an appraisal value/sale as a used house.
It seems that there is a trend in Kannan Town to demolish old houses and build new ones.
There were about 10 subdivisions about 200 meters from here, and 3 new houses were under construction 100 meters away.
This property can be used as it is now, but the price is set at the vacant land price on the premise of demolition.

Because it is an area with many fields and rice fields,
・It seems like a house can be built anywhere, right?
・It looks like it can be made into residential land, right?
Actually, this is no good.
It is divided into an area called an urbanization control area, and most of the land is not allowed to build houses.
Therefore, it is an area where there is a tendency to demolish existing houses and bまだ使える古家。でも地域的に解体かな?
お付き合いの関係で伊豆市を飛び出し函南町の物件を取材させていただきました。
伊豆市の隣・・・伊豆の国市のさらにお隣の地域なのですが、不動産に於ける感覚/価値観が全く異なっており驚きです。
~このまま使えますが・・・~
これが伊豆市にある物件であれば中古の住宅としての査定額/販売になると思います。
函南町は古家を解体して新築を建てる風潮があるようですね。
ここから200mほどのところにも10軒程の分譲地があり、100m先には新たに3軒の新築を建設中でした。
この物件も今のままでも十分に利用は可能ですが、解体を前提とした更地価格で値段設定をしています。
~函南町は宅地が貴重~
畑や田んぼが多い地域のため、
・どこにでも家が建ちそうですよね?
・宅地にできそうですよね?
実はこれダメなんです。
市街化調整区域という地域に区分されており、家を建てることのできない土地がほとんどなんです。
そのため既存住宅を解体して新築を建てる風潮がある地域なんですね。
