I rented the property to an acquaintance as a warehouse for about six months. I purchased the old house intending to eventually rent it out, and personally removed leftover items and laid sheets on the floors, but because I manage it from far away I haven't been able to spend the necessary time. I judged it would be difficult to proceed and decided to sell.

When I bought it the property had been vacant for nearly 20 years and still contained furniture, but I improved the roadside building enough to be able to sleep there. On a little over 30 tsubo of land there are two wooden buildings of about 55 years of age; the building at the back has some wall peeling and is being used for storage. The house along the road could likely be used as a shop or residence if renovated.

There is currently no parking, so possible options include demolishing the roadside house and renovating the rear building, or removing both and rebuilding new. The area is in an "adjustment zone," but reconstruction is allowed immediately after demolition. There is a bus stop directly in front, so I used the bus rather than a car. Temporary parking is available nearby. Because of a law change in July 2024, using a半年ほど倉庫として知り合いに貸しておりました。古家を購入しいずれ賃貸に出そうかと、自ら残置物を片付けたり床にシートを張ったりしてきましたが、遠方での管理ということもあって思うように時間が取れず、無理があるのではと判断し、売却を考えるようになりました。

購入当時は20年近く空き家で家具などもありましたが、道路脇建物の一部を寝泊りできるくらいに改良しました。30坪強の土地に築55年ほどの木造建物が2つ建っていて、奥のは一部壁がはがれていて物置となっています。道路沿いの家は改良すれば店舗や住宅として利用できそうです。

しかし現状駐車場がないので、道路沿いの家を壊して奥の家を改良する、もしくはどちらも除去して新築する、などいろいろ考えられます。尚、当地は調整区域ですが、解体後すぐにでしたら再建築可能です。バス停が目の前なので、車でなくバスで通っていました。一時的に駐車できるスペースはそばにあります。一般の不動産業者に依頼すると法改正で2024年7月から売主買主共に最大33万円の手数料がかかるので、こちらのサイトは良心的だと思って載せました。私は遠方在住なので立会いはできません。

バス停が目の前で国道沿い、しかも今市と宇都宮の中間であり、隣や向かいに住宅はありません。固定資産税は年間4,000数百円と高くないです。竹林の中にあり、駐車場なし、まだ残置物があります。電気と水道は来ていますが、再開する場合工事が必要です。現在は契約していません。水道管は前面の国道に通っていますが、敷地内に引き込まれておりません。また下水管は無く、生活するには浄化槽の設置が必要となると思います。敷地北側を小川が流れているため、用途によりますが水の確保はできます。
