I took over a few months ago, but since I had fewer opportunities to go to Toyama Prefecture, I decided to take the plunge and sell it. Originally, I envisioned that I would make a few modifications and use it for rent, or renovate it as my base in Toyama Prefecture and a second home for my family. Due to various circumstances, it was not possible, but there were people who wanted to use this old house to have a café, and the view from here is the best. It is located south of Toyama City, along National Highway 41, past the Osawano district. It is located on the west bank of the Jintsu River, and is close to the Jinji Dam, Rakukyokan (hot springs), and the prefectural rowing ground. On the other side of the river is Sarukurayama Forest Park. In the morning, university students can be seen practicing dragon boating. If you go about 10 minutes by car, you will be in the Osawano area, and there are convenience stores, supermarkets, family restaurants, etc., so you will not have any problems with your life. The building has two floors above ground and a semi-basement with a concrete block workshop, and you can go out to the riverside promenade. There is also a steel-framed garage and 数か月前に譲り受けましたが、富山県に行く機会が減ってしまったので思い切って売却しようと思い掲載することにしました。もともとは、少し手を入れて賃貸用にするか、もしくは自分の富山県の拠点兼家族のセカンドハウスとしてリフォームして使うかを想定していました。諸事情で叶いませんでしたが、この古民家を利用してカフェをされたいとおっしゃってくださった方もいて、ここからの景色は最高です。富山市の南、大沢野地区を過ぎた国道41号線沿いにあります。神通川の西岸で、すぐ近くに神二ダム、楽今日館(温泉)、県営漕艇場があります。対岸は、猿倉山森林公園です。朝方には、大学生がドラゴンボートの練習をしていることもあります。車で10分ほどいけば大沢野地区で、コンビニはもちろん、スーパー、ファミレスなどがありますので生活に困ることはありません。建物は、地上2階建て、半地下のような形でコンクリブロック造の作業場があり、川辺の遊歩道に出られます。鉄骨ガレージもありますし、玄関前に車を停めるスペースもあります。1階のキッチン、トイレ、浴室から玄関にかけては過去にリフォームされており、掃除すれば使えます。1階居室は和室で大小7部屋、2階は和洋3部屋です。2階は大きな梁がある造りですが、古さがあります。設備としては、屋根には融雪のために灯油で温めた不凍液を巡らすホースが設置されており、ボタン一つで始動します。公営上下水接続済みです。難点は、電気温水器が古く通電の確認が取れていません。東北電力には200Vの契約をする前に新しい機械に更新するか、プロパンガスへの変更を推奨されました。ガス屋さんは安く(数万円で)対応してくれるそうです。また、古い建物で隙間が多いので、その対策はした方が良さそうです。公図が古く、南側の境界が不明確です。ただ、空き地になっているので、特に生活する上では問題ないのかと思っています。景色と味のある古民家で、地下の広い作業場があります。温水器は要修繕でお湯が今は使えません。現況渡しの公簿取引、古い建物なので契約不適合責任は免責でお願いいたします。
