I purchased this property in May 2023 for resort use and with the intention of living here in the future. However, due to a work-related relocation to a considerably distant area, I would like to sell. Handover requested within one month after the contract.

Monthly fees are: management fee ¥15,600, repair reserve fund ¥1,560, and water usage fee ¥1,100 — about ¥18,200 per month. There is no gas. In my case, with the electric water heater not in use, electricity bills were around ¥8,000 in summer and about ¥4,000 in winter. This year’s fixed property tax is ¥33,200.

The building dates from the so-called bubble era, but it is well maintained and the management actively invests in equipment and renovations. It is recommended for both resort use and full-time living. There is a convenience store within walking distance (3 minutes) and a supermarket (15 minutes). By car you can reach Yuzawa IC in 5 minutes. The nearest station, "Iwappara Ski-jo-mae" (about a 5-minute walk), has infrequent service and can be inconvenient, but Echigo-Yuzawa Station (a Shinkansen stop, about 7 minutes by car) has a municipal parking lot that is free outside the ski season, and access to the Tokyo area is2023年5月にリゾート利用と、将来の定住目的で購入しました。しかし、仕事の都合でかなり離れた地域に移転する予定のため売却したいと思います。引き渡しは契約後1ヶ月以内にお願いします。

いわゆるバブル期の建物ですが、管理状況は良好で積極的に設備投資、改修も行なわれています。リゾート利用にも定住にもおすすめです。徒歩圏内にコンビニ（3分）、スーパー（15分）もありますし、車利用なら湯沢ICまで5分です。最寄りの「岩原スキー場前」駅（徒歩5分）は本数も少なく不便ですが、新幹線停車駅「越後湯沢」駅（車で7分位）には、スキーシーズン以外無料の町営駐車場もあり、都心へのアクセスも良好です。
