Description

This property, designed in the style of a traditional Japanese farmhouse, was built during the bubble economy period. I purchased it last year with the intention of starting a dual-location lifestyle between the countryside and the city, prompted by the shift to remote work. However, as my work became busier and I returned to in-office work, maintaining the property has become difficult, and I would like to sell it.

The toilet was remodeled about three years ago. The flooring in the Western-style room has been replaced with solid wood flooring. The tatami mats were replaced last year. The well pump and water heater were also replaced three years ago. I believe it is possible to live here without any major repairs. The traditional farmhouse style keeps it cool and comfortable in the summer, but it can be cold in the winter. There is almost no insulation, so I recommend taking measures for insulation. There are some leftover items, but I will remove them after the contract is signed. The pillars and beams are made of impressive materials that are hard to find nowadays. The construction method uses traditional building styles with wooden joints, showing a commitment to craftsmanship.
バブル期に建築された古民家風の物件です。会社でのリモート勤務を機に、以前より考えていた田舎と都会の2拠点生活を始めようと昨年購入しました。仕事が忙しくなり、また、リモートではなくなってしまい、維持管理が難しくなってしまったので売却したいと思っています。

トイレは3年ほど前にリフォーム済みです。洋室も床を無垢のフローリングに変えました。畳の表は、昨年張り替え済みです。井戸ポンプ、給湯器は3年前に交換済みです。特に修繕しなくても住むことは可能かと思います。古民家風のため、夏は涼しく快適ですが冬は寒いです。断熱はほぼ無い状態ですので、断熱対策をおすすめします。残置物がありますが、契約後、当方にて撤去いたします。柱や梁は、今ではお目にかかれないような立派なものが使われています。工法も昔の建築様式で木組みなど使われていて、こだわりを感じます。和室の壁は土壁でこちらもこだわった造りとなっています。築年月は経っていますが、躯体としてはまだまだ持つと思います。昨年、購入時にインスペクションも実施しており、特に問題はありませんでした。

お庭もすごく立派で、四季を感じられます。梅や柿の木もあり、収穫すれば梅干しや梅酒、干し柿などもできると思います。水道はおそらく深井戸できれいなお水が出ます(水質検査済み)。井戸ポンプも3年ほど前に交換済みです。家の裏手が沢になっているので、災害対策としても有用かと思います。現状でのお引き渡しを希望します。お引き渡しは残置物の搬出および倉庫の確保を要しますため、契約から1ヶ月ほどお時間をいただきたいと思います。

接道は家の裏手の沢に架かる橋を超えた、幅2m強の砂利道になります。昔から道として存在していた道路で、私道ではありません。いわゆる、さくば道というものになります。都市計画区域外の地区のため、問題はないと思います。母屋の他に離れがあります。ただ、離れの屋根が少しお隣の土地に越境しております。お隣さんとの関係は問題なく、越境部分についての覚書もありますので問題はないかと思います。
