有名観光名所、大室山まで3km、一碧湖まで1kmのところにあります。少し前に、伊東市内の土地を2か所一括で購入しましたが、片方を持て余しているので格安で売りに出します。私は遠方の寒い地域にに住んでいますが、付近は昔から何度も訪れていて、冬は伊東で暮らしたいと思い、別荘を建てる計画でいました。伊東市内としては珍しく、管理費も固定資産税も現状かかっていない(登記地目山林)レアな物件といえます。現状渡しとします。杭があるかどうかは確認できていませんが、測量は行いません。

伊東市中心部と大室山方面を繋ぐ県道から入って僅か80mにある、希少な物件です。同地区でかなり奥まった所にある土地でも坪3万位しますので、とてもお買い得かと思います。すぐ幹線道路に出られますので、市中心部や数々の観光地にアクセスしやすいです。土地は舗装された公道に接しています。住宅を建てる場合は、ある程度伐採が必要かと思います。他にもログハウスを建てたり公園にしたり、資材置場など様々な使い方ができると思います。写真の道路脇の電柱の数メートル奥側が敷地となります。道路脇の高い樹木は敷地外の為、必ずしも伐採や剪定は必要ありません。

Land in Itō City near hot spring facilities. I am offering it because I have no plans to use it. I had thought about building a vacation home or apartments in Itō and living there, but I have been too busy to do so. The lot is conveniently located close to the station but I won’t use it myself, so I am passing it on. It is a highly convenient area for daily living, near JR Itō Station. From a second-floor height there is an ocean view to the east. A shrine is also nearby and the area has abundant greenery. Public baths in Itō City use natural hot spring water and are cheaper than in neighboring municipalities (Atami, Yugawara); people from outside the city can also use them. Hot spring facilities range from modern, stylish facilities to older, atmospheric ones (e.g., Shichifukujin no Yu). The site could be suitable for an atelier, music studio, sculpture workshop, or garage. Note: the property is designated as a Special Landslide Hazard Area, and retaining wall construction is required to obtain building confirmation. It was verbally confirmed with the Atami Civil Engineering Office (Shizuoka Prefecture) and Itō City Hall that buildings not requiring building confirmation can be co温泉施設に近い伊東市の土地、使う予定がないのでお譲りします。伊東に別荘かアパートを建てて暮らそうかなと思っていましたが、忙しくて余裕がなかったです。

駅近で便利なところにありますが、使う予定がありません。もったいないので、おゆずりします。JR伊東駅から近く生活利便性の高いエリアです。2階の高さからは、東に広がるオーシャンビューが楽しめます。神社も近く、緑の多いエリアです。

伊東市内は公衆浴場が温泉で、周辺市町村(熱海、湯河原)より安く、市外の人でも入れます。温泉施設は新しくおしゃれなものから、古く情緒あるものまで様々(七福神の湯)。アトリエ・ミュージックスタジオ・彫刻工房・ガレージなどにいかがでしょうか。なお土砂災害特別警戒区域であり、建築確認を取るには、擁壁工事が必要です。建築確認のいらない建物なら、擁壁なしで建てられるそうです(静岡県熱海土木事務所・伊東市役所に口頭で確認済み)。

電気・都市ガス・上水道は、敷地内まで来ています。下水道は前面道路に配管が来ているようです。元々あった浄化槽は、解体業者が撤去済みです。銅像・石碑・彫刻の設置にも、よいと思います。

I fell in love at first sight with this terraced property — one of the few in the Atami area with such good views — and bought it to spend time relaxing and doing DIY. The house was too large, so I began reducing its size. By the time I was finishing, COVID-19 had spread and my work became busier, leaving me unable to care for it. As the building began to deteriorate, it was demolished and the site is now vacant land.

Situated on an east-facing hill, the property offers views of Oshima, Hatsushima, the Manazuru Peninsula and Atami City; on clear days you can also see the Boso Peninsula. Sunrises and the moon’s reflection on the water (moon road) are very beautiful. It would make a nice private vacation home or retreat.

Unusually for Izu, there is a hot, cloudy onsen (hot spring) and the supply has been brought onto the site. If the valve is opened, hot water will flow, but the contract has lapsed and a new contract is required. The road in front of the villa area is narrow, so I use a wider back road.

From around May each year, Japanese bush warblers (uguisu) begin singing — not in the distance but very close, as if right beside you. Just listening to them is very soothing.
熱海地域には数少ない雛段で眺望の良い物件に一目惚れし、DIYしながらゆっくり過ごそうと購入し、建物が大き過ぎるので減築を始めて、終わる頃に新型コロナが充満して、私の仕事も忙しくなり手をかけていられなくなりました。時間とともに建物が朽ち始めたので解体して今は更地になっています。

東向きの高台なので大島、初島、真鶴半島、熱海市、空気の澄んでいる日は房総半島がよく見えます。朝日、満月のムーンロードがとても綺麗です。個人の別荘または保養所としていかがでしょうか。

伊豆には珍しく熱い濁り湯の温泉があり、敷地内まで引き込んでいます。バルブを開ければお湯は出ますが、契約は切れているので新たに契約の必要があります。別荘地正面からの道幅が狭いので私は広い裏道を通ります。この場所は、毎年5月頃からウグイスが鳴き始めます。それも遠くではなく、すぐ近くで、まるで耳元で鳴いているかのように聴こえます。この声を聴いているだけで、心が癒されます。

This parcel is located within the Izu Auckland villa area, situated near the entrance to the development. About 5 meters in from the site entrance (road side) there is a change in slope (from uphill to downhill); taking that point as the highest point, the land gently slopes downward to the south and opens up into a spacious lot.

There are standing trees on the property, creating a quiet, nature-rich environment where you might even find beetles (e.g., rhinoceros beetles) in summer. We recommend tidying up the trees on the lot. You should be able to sense the color of the sea to the south to some degree. Within a few minutes’ walk there is also a spot where the view opens up to the sea and the silhouettes of islands, so you can enjoy living with the sea close at hand.

Another feature: Sakura no Sato (Cherry Blossom Village) is within easy reach — about a 10-minute leisurely walk. In spring, the foothills of Mount Omuro are covered with waves of cherry blossoms. You can also easily enjoy the nighttime illumination of Sakura no Sato.

伊豆オークランドの別荘地内にある土地です。別荘地入り口付近に位置しています。敷地入口側(道路側)から5m程入った所に勾配の転換点(上りから下りへ)があり、そこを頂点とし緩やかに下る南にひらけた広い敷地です。

Description

Approximately 150 m to the local route bus stop. In recent years, newly built properties have begun to appear in the surrounding area. The site is located slightly east of the road that runs from Mount Omuro to Izu-Kogen Station. The parcel is almost flat in shape, but the narrow strip of land that leads to the public road is somewhat sloped. Unfortunately there is no sea view, but traffic is light and the neighborhood is quiet. Access to this lot is via the private road shown in pink; the current owner holds a partial ownership interest in that private road. Concerning the road-frontage requirement for building construction, the long, narrow portion of the subject land reaches the public road, so construction can be carried out without issue. However, water service is not installed, so pipework will be necessary. For sewage, this area requires the installation of an individual septic tank. 大室山から伊豆高原駅へと続く道路から少し東側に入った場所に位置します。形状はほぼ平坦で、公道へと続く細い敷地はやや傾斜です。残念ながら海は見えませんが、車通りも少なく静かな環境です。
この土地へ行くにはピンク色の部分の私道を通行することになります。現所有者さんはこの土地の持分を一部取得しています。
建物を建築する際の接道義務については、対象土地から長ーく伸びた部分が公道に接していますので問題なく建築できます。
ただ、水道管は配備されておりませんので、配管工事が必要です。
汚水に関しましては個別浄化槽の設置が必要なエリアです。
路線バスの停留所まで約150m、便利ですよ。
