If you go to a hot spring resort, there are foot baths and box baths, so please enjoy them there. In June 2025, all rooms will have their wallpaper and floors replaced. Cesar Shuzenji has several rooms for sale, but when I looked it up, there was no other room that was so beautiful. Let alone a corner room on the 9th floor. 修善寺温泉場まで徒歩5分程度の場所にあるリゾートマンションです。
リゾートマンションと聞くと、「管理費高いんじゃないの?と不安になる方も多いと思いますが、ここは記載の通り比較的安価なランニングコストとなっています。
プールが無ければ温泉大浴場も無いため管理にかかるコストは修繕費が少なく済みます。
温泉場に行けば足湯や箱湯もあるのでそちらでお楽しみください。
このお部屋は2025年6月に全居室壁紙及び床を張り替えています。
セザール修善寺はいくつか売部屋がありますが、僕が調べたところここまで綺麗なお部屋は他にありませんでした。
ましてや9階の角部屋です。
他のお部屋を検討されている方、ぜひ一度ご見学ください。

<間取りが違います>
この部屋は大改造をおこなったため、他の部屋と全く異なります。
クロスやフローリングはもちろんのこと、壁を抜いた間取りの変更も行っています。
いい意味でスカイヒルズっぽくない印象を受けました。
<定住者も、、、>
ひかりインターネットが可能です。既に配線がされていますので、契約のみで利用できます。
伊東駅との間のバス便も1日4本もあるんです。そのバス停もマンションの道路向かいです。
本数が少ない?
自分の生活を合わせるしかないですよね。でも、無いより全然いいですよね。
<管理費安いです>
フロントにグランドピアノや受付の人が常駐するようなことはなく、温泉大浴場や卓球場、トレーニング施設などは全くないタイプです。つまり、共有設備がほとんどないことからこの廉価な管理費になっていると思われます。
<修繕積立金>
これは要注意です。
一般のマンションに比べて少ないです。ただ、計画された大規模修繕は10年から20年に1回は行われるのですが、その時に不足分を一時金として集金される可能性がありますし、このマンションの前回の大規模修繕でも約80-90万円の集金が行われたそうです。
そんなことを計算に入れて、ご検討ください。
今後は修繕積立金を月額3,000円上げることも検討されているとのことでした。
