Although it is called New Stage Kawana, it is a resort condominium in Futo.
I think that the most attractive thing about it is that you can keep pets.
Limited to small dogs or cats. Although there is a condition, I think that it is very rare to allow up to two pets.
Garden
Because it is on the first floor, you cannot see the sea, but there is a beautiful garden in front of you.
Unfortunately, it is not a private garden.
If it was a private garden, we could have put up a fence and made a dog run or something...
The gardens on both sides are covered with silver grass, but the one in front of this room is clean.
It seems that the current owner spread herbicide and about 5cm of wood chips.
He said that he has never received any criticism about this from the residents or the management company.
In other words, it's just a matter of getting along with the neighbors.
Hot spring bath
It seems that there is a hot spring bath on the first basement floor.
As viewing hours are from 11:00 to 15:00, I was unable to take any photos this time.
Does it smell like pets?
The current owner小型犬2匹迄飼育可能な温泉付きのリゾートマンション!2匹もOKなんです!!
ニューステージ川奈と言いながらも富戸にあるリゾートマンションです。
何といってもペットの飼育が可能なのがとても魅力と思います。
小型犬もしくは猫に限る。という条件付きではありますが、2匹迄OKというのは非常に希少な物件だと思います。
庭
1階のため海は見えませんが素敵な庭が目の前に広がっています。
しかし残念なことに専用庭ではないんです。
専用庭であればフェンスを回してドッグランなんかを作ることができたんですがね・・・。
両隣の庭はすすきが豪快に生えていますが、この部屋の前だけはきれいです。
現オーナーが除草剤を撒き、ウッドチップを5cmを程撒いたようです。
これに関しては住民からも管理会社からも指摘を受けたことは一度もないと言っていました。
つまりは近隣住民と上手くやればいいという話です。
温泉大浴場
地下1階には温泉大浴場があるようです。
見学可能時間が11:00~15:00のため、今回は撮影ができませんでした。
ペット臭する?
今のオーナーもマルチーズ2匹と一緒に暮らしていましたが、売却するにあたりクロスの張替えを行いました。
そのためペットを飼っていない私でも全く匂いを感じませんでした。
動画でもお伝えしてあるよう、畳には一部ひっかき傷はありましたが、不具合と言ってもその程度です。
今回査定するにあたり、現在売りに出ている他のお部屋の状態も確認しました。
他のお部屋と比較しても状態が良好な部屋だと感じました。

This is a resort condominium located in Binzan, Ito City, a town famous for its hot springs.
Although it is called a resort condominium, judging from the parking lot, it seems that the number of permanent residents is increasing.
Going a little further, I saw many nursing care vehicles (day service shuttles), so I wonder if it has become like a nursing home?
No bath
There is no bathtub in the room, but there is a shower.
This is because there is a large hot spring bath facility that is open 24 hours a day except during cleaning.
It literally draws hot spring water from Binzan.
Renovated
This is an old apartment building that is nearly 50 years old.
Most of the rooms are 2DK with Japanese-style rooms, but this room has been transformed into a modern 1LDK by removing walls and replacing the flooring.
Permanent residents are prohibited from keeping pets
Resort owners are allowed to bring in up to one small dog or cat. Pets must be moved around in a carrier in the common areas, and walking pets on the premises is prohibited.
Sunshine only in the morning
This room is oriented 温泉大浴場付き、スプリングハイツの7階1LDK!海を遠望します。
伊東市瓶山という温泉が有名な街にあるリゾートマンションです。
リゾートマンションと言いながらも駐車場を見るに定住者が増えてきているようにも感じます。
もう少し踏み込むと、介護車(デイサービスの送迎)を何台見かけたので老人ホームみたいになってしまっているのかな?
風呂なし
お部屋に浴槽はありませんがシャワーはあります。
これは清掃時以外は24時間入り放題な温泉大浴場施設があるためこのような作りとなっています。
文字通り瓶山の温泉を引いています。
リフォーム済み
築50年近い古いマンションです。
殆どのお部屋は和室付の2DKですが、この部屋は壁を抜いたり、フローリングに張り替えたりと現代チックな1LDKへと変身しています。
定住者はペット飼育禁止
リゾートオーナーは、小型犬、猫など1匹までの連れ込みは可能です。共用部ではキャリーケース等に入れての移動となり、敷地内でのペットの散歩は禁止です。
午前のみの日当たり
陽当りではなく、眺望(海側)を重視した方角のお部屋です。
陽当りは午前10時まで。但し眺望は陽が落ちるまで続きます。
