ストレートな表現をするとゴミ処理施設横の土地ですが・・・。
「クリーンセンターいず」と言われると少し印象が変わりますよね。
ここは令和5年1月に稼働した新しいごみ焼却施設ですが、文字通りかなりクリーンな施設です。
敷地内には子供たちが走り回れるような芝庭があったり、施設内にもキッズコーナーがあったりと地域の人が集まりたくなるようなそんな焼却施設です。
もちろん嫌な臭いもしてきません。
修善寺駅まで3.4km、伊豆中学校まで2.3kmの立地でこの価格です。
騙されたと思って一度足を運んでみてください。

This is a residential land located 4 minutes on foot from Shuzenji Station. Both water supply and drainage have been connected, so construction can begin immediately. The location is just a 4-minute walk from Shuzenji Station. There are very few vacant lots for sale in the vicinity of the station, so interested parties should act quickly. It is conveniently located about a 5-minute walk to the city hall and hospitals (such as the Red Cross), making it a livable area even after returning a driver's license. The ground was not completely dry when the photos were taken the week after demolition, but recent photos have been added at the bottom. On sunny days, it receives this much sunlight, so it could be suitable for general residential use. If you look at Google Street View, the property is where the building "Kikuchi Denki" is located. 駅徒歩周辺は本当に更地の売りが出ないので興味のある方は早い者勝ちです。
市役所や病院（日赤など）にも徒歩５分ほどで行けるので、免許返納後にも生活ができる便利な土地です。
解体翌週に撮影をしたため地面が乾ききっていませんでしたが、最下部に直近の写真を追加してあります。
晴れの日はこれくらい日が当たるので一般住宅用とでもいいと思います。
googleストリートビューを見ると、「キクチデンキ」という建物が建っている場所が本土地です。
建物左側のスペース（駐車場部分）も敷地に入っています。

It is a general residential area, so there are no management fees, but instead, there is a neighborhood association fee. There are distinctions between groups and districts, and when combined, it amounts to about 1,500 yen per month. The total land area exceeds 200 tsubo, making it a large plot. Previously, a large house was built here, but it was demolished by the landowner due to its age, leading to this sale. The site consists of "residential land" facing the road and a large two-tiered "mountain forest" behind it. Although it is called a mountain forest, it is not densely wooded, so it can be used for a vegetable garden or as a family BBQ space for children and grandchildren. Kumasaka Elementary School is close at 250 meters, but Shuzenji Junior High School may require a bicycle commute due to the distance. And high school? 一般住宅地ですので、管理費などありませんが、その代わりに町内会費があります。班と区という別がありまして、両方を合計しますと月額約１，５００円程度で、土地の合計は２００坪を超える大きな土地です。
以前ここには大きな家が建っておりましたが、古くなったために地主さんが解体して今回の販売になっています。
敷地は、道路に面した「宅地」とその背中に大きく２段になって「山林」があります。山林とは言いましても、木が茂っている訳ではありませんので、ここを菜園にしたり、子供やお孫さんらの家族BBQスペースでもなんにでも利用できそうです。
熊坂小学校２５０ｍと近いですが、修善寺中学校は自転車通学になりそうな距離です。　そして、高校？　大仁駅まで１．７ｋｍですから、２２分くらい歩くことになるでしょう。でも、伊豆箱根鉄道沿線には多くの高校があるので、選択肢は多いです。
三島方面に通勤？
約１．２ｋｍで伊豆縦貫道です。沼津IC直結ですので、かなり便利です。
ズバリ、伊豆の国市と伊豆市では土地の価格が違います。でも、この土地、伊豆市の中で最も伊豆の国市に近い位置です。

A sunny plot of land facing the "Omi River," a tributary of the Kano River. It is a rare property with public water supply. The land is approximately 150 tsubo (rounded) and is perfect for those who enjoy stream fishing. It seems that when it was subdivided about 30 years ago, it was sold for several times the current price. I confirmed this by courageously asking the neighboring residents, so there is no mistake. The public water supply has already been brought into the property, and the road in front is well-paved with a drainage ditch, providing peace of mind as there is also a share of the road. The Kano River is famous for sweetfish, and this property is located upstream of the "Omi River." It is common to see people fishing in this river, although I have not confirmed whether they are catching anything. I lacked the courage to check that. 渓流釣りの方にはたまらない渓流に面した土地約１５０坪（四捨五入しました）です。約３０年前に分譲されたときにはこの数倍の金額だったようです。近隣住民に勇気を出して聞いてみたので間違いありません。公営水道も敷地内に引き込んでありますし、前面道路は側溝付きでしっかり舗装され、持ち分もありますので安心です。
狩野川は鮎で有名ですが、その支流の「大見川」の上流に当たります。渓流釣りの人をよく見かける川です。釣れているか否かまでは確認しておりません。こちらは勇気が出ませんでした。
区画は２区画（８５坪と６４坪）ですが、まとめて１５０坪での販売になります。売主さんは、将来ここに家を建築して、、、と考えていたようですが、ここにきて人生の計画を替えられたようです。
お隣さん２軒にインタビューしてきました。定年後にのんびり過ごすためにここに建築したという方々でした。素敵な人たちでした。
