よほど仲のいい夫婦か、一人で使えて管理の手間もかからないような山小屋を探している方にオススメの物件です。
もちろんインターネットの引込もできるのでリモートワークもＯＫ！
＜傷み具合は？＞
全体的に良好に感じます。
山小屋とはいえ軒天の痛みも無ければ屋根もしっかりしていました。
弊社が購入した際にはデッキがボロボロでしたが２０２５年８月に新しく作り直しました。
定期的に塗装をすれば状態も良好に保つことができます。
＜駐車場無し＞
修善寺グランドヴィレッジという別荘地内の物件です。
この別荘地は駐車場の無い家がほとんどで家の前に停める形で問題ありません。
航空写真やgoogleマップを見てもわかるよう、ポツンと一軒家なので家の前の道路と通る車もほとんどありません。
＜一部越境あり＞
道路から家へと上がってくる階段部分が隣地です。
とはいえ周辺の土地は所有者はいるものの管理もされていないような土地なので・・・。

でもトイレはあります。
1階のトイレの上にはシャワー室を作ろうとしたのかな？
トイレの真上の部屋なので、給排水の接続も比較的容易と思います。
前面道路は
県道80号（熱海大仁線）に面しています。
交通量も多いですが、道路幅員も広いので事業用としての利用もおすすめです。
価格はどんな？
一般的なガレージと比べ、2階にスペースがある分少し値段は高めと思います。
一方でこのエリアの土地の取引額は約15万円/坪のため、土地の評価額750万円＋建物と考えればお買い得な物件と思います。
今は建築費用が高騰していますからね・・・。

車が無くても大丈夫？
車が無いと駄目な気もしますが実際に車無しで3年も定住されていますからね・・・。
管理事務所から伊東駅に向かって1日6本のバスが出ています。自宅から管理事務所までも管理会社に連絡をすれば無料で送迎をしてくれます。そんなサービスもあるので車なしでの生活ができているとのことでした。

とにかく伐採
googleストリートビューを見てわかる通り数年前までこの土地は森でした。
その後約113本の木を切り倒しここまで素敵な広大な宅地へと開拓を進めたようです。
伐採した大量の大木たちは乾燥させて薪として利用しています。
※針葉樹のため着火には向いていますが長持ちはしません。
壁が無い家？
第一印象として壁が少ないイメージを受けました。
部屋のどこにいても反対側の壁からも存分に光を感じることが出来ます。
壁が少なくて地震に弱いという話ではありません。壁にダンパーが埋め込まれており、地震強い設計をしています。

しかし今ではそのゴルフ場もソーラー会社に買収され、以降は少しずつ過疎化が進んだマイナーな別荘地になってきました。
一方でゴルフに全く興味のない別荘族からすると、比較的リーズナブルな価格で別荘が買えるという人気もあったりはします。
※あくまで別荘です、交通の便が良くないために定住者は多くありません。
湿気はどんな？
画像でも何度も出てきている湿気による問題です。
初めてこの家を見に行った際には家の周りの木が大きく育ち、家には太陽光が当たらないレベルで森々（モリモリ）していました。
売却するにあたり伐採をしたことで十分に太陽光が当たるようになり、湿気問題は解決したように感じます。
とはいえ山の中の別荘です。ある程度の湿気はあります。
サンルーム
南向きのサンルームでものすごく暑いです。
床のフローリングがバキバキになっているのもそれだけ陽当りが良くて暖かいという事でむしろプラス要因だと感じています。
サンルームとLDKの間は窓ガラスはありません。空間を閉ざす場合には雨戸（断熱材入り）で遮る必要があります。
駐車場
自分の敷地内には駐車場はありません。
車を止めている部分は伊豆市の市道ですが、この別荘地には同じような駐車スペースが多くあり、皆さんこういったスペースを駐車場として利用しているようです。
お隣さんは車が１台だけとのことだったので２台までであれば問題なく利用が出来そうですね。
プロジェクター
消耗品のため動作保証はできませんが昨年までは利用していました。
両サイドの家（ドローン写真）は定住しているので大音量での映画鑑賞は出来ませんが、近隣住民と上手く付き合いながらの楽しみ方をしてみてください。

室内の状態は？
ズバリ素敵です。
リビングの絨毯など、経年による古さはありますがそれ以外はそのままの状態でも使えるくらいの品質です。
特段手直ししたい箇所はありません。
1LDKと小さく感じますが余裕で7人以上の宿泊が可能です。
リビング横には忍者の隠れ家のような個室のベッドスペース（コンセントあり）が4つ設置されており、2階では3人で雑魚寝をするには十分なスペースがあります。
貸別荘を営むには面白い作りですが残念ながら貸別荘NGな地域なのです。
屋外は手入れ必須
屋根、外壁共に手入れが必須ですが、外壁は今すぐにでも手を入れたいレベルです。
湿気により外壁が剥がれ落ち、場所によっては防水シートが裸になっています。
玄関右奥の柱はシロアリによる被害でかなりボロボロです。
こちらは現地で充分にご確認ください。
良い点、悪い点を解説させていただきましたが外壁さえ手入れができれば非常に魅力的な物件と思います。

全ては眺望を楽しむための改造を施してあります。
庭の向こうには城山を眺めることができ、双眼鏡で除けばロッククライミングをやっている人を見つける日もあります。
また1階から2階への階段も強度を保ちながらデザイン性も兼ね備え、これまた眺望を確保するための改造を施しました。
薪ストーブ
わざと1階へ設置しました。
1階と2階を塞ぐ壁が無いので、冬には温かい空気が2階にも広がります。
一見断熱壁が無いようにも見えますが、既存の板が遮熱性も兼ね備えているので問題はありません。
追炊きなんていりません
この物件は修善寺ニュータウンの温泉を引いています。
1ヶ月20t迄まで基本料金で利用が可能です。この別荘地の温泉は加温（45℃くらい）された状態で各個に配給しています。
我が家も温泉を引いています。ぬるくなったら温泉を追加していますが、一度も基本料金を超えたことがありません。
平均的な浴槽の大きさが約200Lなので毎日お湯を張っても約0.2t×30日=約6tで基本料金の枠で収まります。

In the case of this property, the hill on the south side has a steep slope, so it has been designated as a warning area, but due to that slope, there is another disadvantage. That is, sunlight. Judging from the moss on the second floor balcony, I don't think you can expect much sunlight in the winter. There is a clean irrigation canal flowing in front of you, and the atmosphere is very nice, but it looks like the winters will be harsh. I'm sorry if you thought, "The hot spring hospital is close..." when you saw it on the map. The hospital will move about 5km west, so it will be a bit far away. 弊社では初めて取材させていただいたと思います。
「完全な二世帯住宅」です。
完全とは、玄関も２つ。キッチンも２つ。風呂も２つ。完全に別の生活ができます。
一方で、命の階段が室内階段がありますので、家の中で行き来することもできます。

伊豆にはこの指定がされている地域は多いです。こ物件の場合、南側にある小山の傾斜が大きく、警戒区域に指定されているのですが、その傾斜のおかげでもう一つデメリットがあります。それは、日差しです。二階のベランダのコケを見る限り、冬の日差しはあまり期待できないのではないかと思います。
目の前にはきれいな用水が流れていて、非常に雰囲気が良いのですが、冬が厳しそうです。

地図上で、「温泉病院が近いし、、、」と思われた方、ごめんなさい。病院は約５ｋｍ西に移動しますので、ちょっと遠くなってしまいます。

近くを流れる大見川の堤防には歩道が整備されており、川向うには伊豆市の市営プールもあります。　人生後半の方には、ウォーキングやスイミング、もしくは、水中ウォーキングなど健康維持にはいい場所ですよ。
１階にご両親を、そして若夫婦は二階で、、、
こんな二世帯住宅が登場です。
そうそう、鉄骨階段や、外壁など少し手を入れたくなる箇所があります。

修善寺ニュータウン別荘地の一番端の家です。急傾斜ですが、だからこそ得られる富士山の眺望はこの地形、このロケーションならではのことです。平坦なことに安心感を持つ方には向いていない物件ですのでご注意ください。
民泊できます
何と、第一種低層住居専用地域を奇跡的に外れていますので、法的には貸別荘、民泊が可能です。（但し、購入前には再度都市計画課に確認ください）
修善寺ニュータウンの９５％はこの第一種低層住居専用地域に入っており、基本的に宿泊業はできませんが、この物件は「５％の奇跡」に入っています。
勿論、宿泊業はやらなくても勿論OKです。普通に別荘に、定住にお使いください。ただ、あまりにり内装が「ここは温泉宿？」と思うようなデザインなのでこんなことをコメントしたくなってしまいました。
リフォーム済
普通に「古い家を改装しました」のレベルではありませんね。柱を茶色に塗り、天井にはまるで床材のような材料で仕上げ、間接照明を使い、、、、と。このあたりは写真である程度表現できていると思いますので、そちらをごらんください。本当に「ここは温泉宿？」という感じです。
温泉
名義変更料は５０万円と他の別荘地に比べてズバリ高いです。でも、それ以外は安いです。
例えば、温泉更新料・・・・・
ありません。他地域では、よく「１０年ごとに４０万円プラス消費税です」とか、「権利はあと３年しか残っていません」なんて話を耳にしたことはありませんか？　　ここは名義を得てしまえば更新なくずっと利用できます。
基本料で20㎥（20トン）まで・・・・
月額基本料12,000円です。これで20㎥までの温泉使用料が含まれています。これを超えると超過料ということになります。
で、この２０トンってどんな量？ですよね。
一般家庭の風呂は２００－３００リットルだそうです。では、この大きな数字の方の３００リットルを計算に使ったとして、毎日入っても３００リットルｘ３０回＝９トンです。　夫婦２人で風呂の時間が異なったような場合で、互いに新しい温泉を入れ直して贅沢に使っても１８トン。基本料で大丈夫です。しかも、ここの伊豆石風呂は多分３００リットルも無い大きさだと思います。
地下駐車場
普通車は侵入無理そうです。軽自動車？は勇気
