＜品質保証ゼロ＞
契約書上は「古家付きの土地売買」とする予定です。
家に関しても登記簿上所有権移転はしっかりと行いますが、一切品質は負えないことを強調するためにそのような形式を取らせていただきます。ただ、販売準備時点で確認していることは以下の通りです。

・給湯器は錆が目立ちますが、動作しました。お湯出ます。
・水も出ます。（流量チェックまではしてません）
と、普通の中古住宅と同じです。ご親族が利用しなくなってからしばらく放置してしまったので、状態が分からないため保証なしを強調しています。
＜カビ＞
弊社で売却相談に初めてお伺いした時には、室内で息をするのもためらってしまうくらいのカビが発生していました。　これってきれいになるのかな？　と思いましたが、いつものクリーニング業者（クリーンワークスさん）に依頼しましたところ、写真のとおり、ピカピカ状態に復活しています。
この状態をキープすべく、オーナーに24H稼働できる除湿器を２台設置してもらいました。ただ、これでうまくいくのかどうかは次に現地訪問した時に確認したいと思っています。
はがれてしまった天井や壁のクロスはカビがはびこるほどの湿気にさらされていた時間が長かったことが原因であるように思います。　この家が建つのはまさに夏の避暑地。檜林の木陰に涼しげに建つ平屋です。　そもそも湿気の多い状況下にあることをご認識ください。
＜家の傷み具合＞
弊社建築業者ではないので、責任のあるコメントは出来かねますが、分かる範囲でご説明いたします。
屋根は、カラーベストの塗装面が剥げている部分が多く、早急な対策が望まれますが、雨漏りに直接つながりそうな傷みは確認できませんでした（ドローン画像）。ただし、檜（杉ではないと思う）の葉や小枝が溜まったままの箇所があります。その下のスレート板の状態がどのようになっているのかは見えていません。

薪ストーブ
わざと1階へ設置しました。
1階と2階を塞ぐ壁が無いので、冬には温かい空気が2階にも広がります。
一見断熱壁が無いようにも見えますが、既存の板が遮熱性も兼ね備えているので問題はありません。
追炊きなんていりません
この物件は修善寺ニュータウンの温泉を引いています。
1ヶ月20t迄まで基本料金で利用が可能です。この別荘地の温泉は加温（45℃くらい）された状態で各個に配給しています。
我が家も温泉を引いています。ぬるくなったら温泉を追加していますが、一度も基本料金を超えたことがありません。
平均的な浴槽の大きさが約200Lなので毎日お湯を張っても約0.2t×30日=約6tで基本料金の枠で収まります。
