The view of Mt. Fuji from the deck is lovely. However, please be cautious as this resort area is quite obscure. Initially developed during the bubble economy, it was well-managed by a management company. However, the management company later went bankrupt, and now the residents' association maintains the area with minimal management. Currently, there is no garbage collection service, and residents must take their trash to the disposal site themselves. The water supply is managed by a well within the resort area, overseen by the residents. The pavement condition is not very good, and repairs are only made occasionally to large holes with surplus management fees. After reading this, many may think, 'Maybe I should reconsider.' However, I like this resort area. The residents' association has begun reforming and improving, making steady progress. Our company supports these efforts, and garbage collection is one of the improvement themes being considered. This is a 'self-managed' resort area, unlike those managed by a management company. It is a minor resort area operated by a small residents' association of about 30 households, so cooperation among residents is富士見デッキが素敵。でも別荘地は超マイナーなので要注意ですよ。

バブル期に開発された当初は、管理会社がしっかりと管理していました。しかし、その後に管理会社が破綻し、現在は自治会が最小限の管理を行いながら維持している別荘地です。
現在、ゴミの回収サービスはなく、住人は各自でゴミ処理場へ持ち込んでいます。水道は別荘地内の井戸を住人が自主管理しています。舗装状態もあまり良くなく、余剰の管理費で大きな穴を時折補修する程度にとどまっています。
ここまで読むと「やめておこうかな」と思われる方も多いかもしれません。しかし、私はこの別荘地が好きです。現在、自治会が改革・改善に取り組み始めており、着実に前進しています。弊社もその取り組みを応援しており、ゴミ回収も改善テーマの一つとして検討されています。
管理会社による管理とは異なる“自主管理”の別荘地です。約30世帯という小規模な自治会で運営しているマイナーな別荘地のため、住人の協力が欠かせない環境でもあります。

外壁は数年前に塗装しています。外壁つなぎ目のコーキングは弾性が保たれ非常に良い状態です。　家の後ろにある屋根付きウッドデッキ（富士見デッキ）は屋根があることが幸いしてか、こちらの状態も良好です。勿論、雨水に濡れる端の方は腐食もありますので、現地でご確認ください。
そうそう、リビングに入って「あれっ？」と感じたのが床の歪みです。傾きと言ってもいいかも知れません。中古住宅ですので、若干の傾きはどんな家でもあるものです。この家の場合、リビングの中心部分が盛り上がっているように感じました。ちなみにオーナーは長年全く気付いていなかったということですが、、、。
ここも現地で一緒に確認しませんか？

Can I operate a vacation rental in Nakai Izu New Life Village? Yes, you can. However, there are conditions. Prior consultation with the management company and the neighborhood association is required, and the common service fee will be approximately 24,000 yen per year. This amount is not fixed and will be determined through discussions, but based on past experience, this is the expected amount. In fact, the property next door is currently operating as a slightly more upscale vacation rental. This is a true story. The current owner purchased this as their final residence and has renovated key areas, including replacing the kitchen with a new one. This was about a year and a half ago (as of the end of March 2026). They have maintained the exterior of 富士山を望み、客室４、P4台、リビングたのしい・・・・・これ貸別荘にいいかな？
貸別荘に関する注意
令和8年4月1日より本別荘地での貸別荘事業はNGとなりました。
3月中に取材を行ったため貸別荘をコンセプトとした紹介となっておりますが、上記の件ご承知くださいませ。

中伊豆ニューライフビレッジで貸別荘できるの？
はい、できます。ただし、次のような条件があります。
管理会社と自治会に事前に協議が必要で、共益費が年間で２万４千円くらい上乗せになります。この金額は確定ではなく、協議の上で、、、のなかで決まってくるのですが、過去の経験からこの程度と思われます。
実際に、この物件の隣の隣は、少し高級な貸別荘で営業中です。

これ、実話です。
現オーナーは、ここを終の棲家として購入し、キッチンを新品に入れ替えるなど要所要所をリフォームしてきました。約１年半前の話です。（R８年３月末時点の話）
家の外回りなどは自分らで手入れをしてきたのですが、ここで売却を決断したのです。なぜ？
自分らの年齢からして、室内の階段、庭の傾斜がきつく感じることに気づいたそうです。
そうです。この家は、終の棲家には向いていません。私もそう思います。
でも、その一方で、、、
この家は、貸別荘とか保養所などには向いていると思います。
富士山がきれいに見えます。段差を利用した広い空間を実現したLDK、そしてそれを囲む幅広のデッキは皆でワイワイ・ガヤガヤできそうです。
それと、多い階段と間取りをよく見比べてみますと、、、なんと、４つの客室は、平面的にも空間的にも接していないんですよ。　これ、プライバシーに気遣った間取りになっているんですね。
終の棲家には向いていないこの家は、複数人で楽しむ家としてはかなりうまく作られていると思います。

A house with a view! This property is located in Fuyodai in Makinosato. The view after climbing 43 steps is truly wonderful, and the fireworks festival in Ohnishi can be enjoyed right in front, even from indoors. However, climbing up and down these stairs every day might be a bit challenging. (Currently, a retired couple lives here and climbs up and down daily...) Now, how about using this extraordinary space as a vacation rental? The zoning is unspecified, and short-term rentals and vacation homes are allowed in this area. 牧之郷にある芙蓉台（ふようだい）の物件です。
階段を43段上った先の眺望はとても素晴らしく、大仁の花火大会は目の前に打ちあがり室内からでも十分楽しめると仰っていました。
しかし毎日この階段を上り下りするのは少し大変かもしれませんね。
（現在は定年を迎えた夫婦が毎日上り下りをしながら生活をしていますが・・・。）

A property with a view that makes you want to say "Good morning, Mount Fuji" every morning, with hot springs included. We covered a property in Shuzenji New Town that has hot springs and a view of Mount Fuji. While there are several properties with good views in Shuzenji New Town, this one faces the southernmost street (the highest position), making this view breathtaking. The houses on the north side are set back one level, so they do not obstruct this view. There are only two buses a day that pass through Shuzenji New Town. If you are considering a life without a car in the future, please be cautious. Hot Springs: You can use hot springs up to 20㎥ per month at the basic rate. Even if the general bathtub is large, it is only 0.3㎥, so filling it every day stays within the basic rate. There is no reheating, but if the water gets lukewarm, you can add more hot water. The current owner, who lives with their spouse and child, has never exceeded the basic fee. Regarding the installed appliances: There are three air conditioners (living room/dining room/bedroom), a washing machine, and a refrigerator. All were purchased in 2022. 修善寺ニュータウンの温泉＋富士山の見える物件を取材しました。
修善寺ニュータウンにはいくつか眺望のいい物件がありますが、ここは一番南側の通り（一番高い位置）に面した物件のためこの眺望は圧巻です。
北側の家は一段下がっているためこの眺望を遮ることはありません。
修善寺ニュータウンにはバスが1日2本しか通りません。
将来的に車を手放した生活をお考えの方は注意が必要です。
温泉
月に20㎥まで基本料金で熱い温泉を利用することができます。
一般的な浴槽が大きくても0.3㎥のため、毎日お湯をためても基本料金内でおさまります。
追炊きはありませんが、お湯がぬるくなれば足し湯をすればOKです。
現オーナーは夫婦＋子供の3人暮らしをしてましたが、一度も基本料を超えたことは無いとのことです。
設置してある家電に関して
エアコン3台（リビング/ダイニング/寝室）と洗濯機/冷蔵庫が設置してあります。
どれも2022年に購入をしたものです。
不要であれば撤去しますし、もらっていただけるのであればこのまま置いて行っていただけるようです。
※テレビに関しては持ち帰るとのこと。
外壁塗装
2022年に屋根及び外壁の塗装を行っています。
まだ4年弱のため状態は良好ですが、4年でどれだけ傷みがあるのかは現地で充分にご確認ください。

上水道
伊豆市のメーターが設置されており、宅内へと配管もされていますが・・・。
過去に漏水があったようで、その際に全ての配管を切断したとのことです。
その後全てつなぎ直してくれていたら良かったのですが・・・。
キッチン、トイレ（洋式の方）、洗面台
この3か所のみ引き直しています。それ以外の蛇口は水もお湯も何もかもが繋がっておりません。
温泉
修善寺ニュータウンの温泉権利を1口持っています。
しかしこれもまた全ての配管を切除したためメーター含め新たに設置が必要です。
過去には浴槽迄温泉を引いていたようですが、どの蛇口が温泉だったかは不明です。
全体的に床が沈みます
文字通り床全体が沈みます。
根太はしっかりしていそうなのでフローリングを張り増す必要があるように感じます。
沈まない部分を探す方が難しく、文字通り全体が沈みます。
屋根飛んでます
写真でも動画でも紹介していますが屋根が飛んでいます。
該当部分の天井には水が染みている様子が見られるため現在進行中の雨漏りもあります。
